to take the bath out of our three bedroom house - will it make it harder to sell?

Thinking of taking the bath out of our small bathroom and just having a shower. Three bedroom house so hen we come to sell, families would be the target market. Would you buy a house with no bath (with a bathroom where there wasn't really room to add one). We have two young kids but they love showers so wouldn't really bother us, but don't want to make a change that reduces the value / makes it harder to sell..

It would really put me off buying a house if there was no bath anywhere in it at all. Such a faff having to sort it straight away that I don't know that I could be bothered. If I liked the house enough I'd consider, but I'd factor the bathroom renovation costs and hassle into the offer I'd make.

When I bought my first place I wouldn't even look at properties with no bath.

Now I've got experience of doing work on a place I might consider it, but I would be mentally adding the cost and hassle of work onto the price.

It would put me off buying even a flat just for me.

If you intend to stay for a long time then do it, because the most important thing is to enjoy your house.

What does a full remodel of a bathroom cost? £10k? So maybe when you sell, you'll get £10k less. But if you've had 10 years of enjoyment, maybe it was worth it.

I wouldn't go near a house without a bath. I love my bubble baths and my DC certainly wouldn't appreciate a shower.

THe bathroom is the second most important factor after the kitchen in house sales.

So removing the bath and making it smaller is madness unless you want to live there for 20+ years and so it should work for you.

Just put a really good power shower in over the bath with a shower door not curtain. Job done.

It depends. My friend who struggles with mobility is determined to end her days in her house. I encouraged her to remove her bath and have a large shower fitted. She mentioned it might be harder to sell, but I reminded her that will be her childrens problem, not hers!

If you intend to stay in your house for a long time and it makes it more workable for you, then fine, remove it. If you intend to sell within, say, 5 years, it would be madness!

I wouldn't be happy with an over bath shower, its seperate walkin shower or nothing
