to take the bath out of our three bedroom house - will it make it harder to sell?

Thinking of taking the bath out of our small bathroom and just having a shower. Three bedroom house so hen we come to sell, families would be the target market. Would you buy a house with no bath (with a bathroom where there wasn't really room to add one). We have two young kids but they love showers so wouldn't really bother us, but don't want to make a change that reduces the value / makes it harder to sell..

Divathecat from OP last post they are planning to reduce the size of the bathroom to increase a bedroom thus bath not fitting in the future.

I would mentally knock £5k off the value of any house that had no bath as I would plan to refit the bathroom immediately - however nice the shower was.

If there was no room for the bath I wouldn't consider buying the house.

We installed a wet room/shower in our last home as it was very small and we are not mad on baths.. It was lovely for us as it really opened up the space.... For a year we tried to offload it, the whole place was Farrow n Balled to within an inch of its life, new carpets, landscaped garden, the works - but all the feedback I ever got was "it's my dream home, but I can't live without a bath". I was this close to having one put back in when a lady with disabilities came to view and took it. I would say get a shower for your own enjoyment, but budget for replacing the bath if you sell in the future. If you intend to sell soon then is leave it. I was really shocked how much Brits love their baths!

I love to soak in the bath. I'd leave it in. Shower only would put me off buying ( how to shave your legs?)

I would prefer a house without a sodding bath - ours leaks and I can't wait to replace our shitty bathroom with a fantastic shower room. I lived abroad for two years and the apartments were amazing and with only showers. But massive, fantastic showers. I miss that.

Do not reduce the bathroom size so that a bath can't be fitted. This would put so many people off.

I think you'd be mad to do this. A bathroom without a bath is fine.....as long as there's the space for me to add one.

Not a family house, no. I think a 2 bed or 1 bed you could probably do fine with it. In general I would say increase the size of the bathroom and shrink the bedroom to get a really nice shower and proper bath.

However, if you're going to live there, do what you like.

Id prefer a house with a beautiful powerful walk in shower over a bath any day of the week!

I haven't had a bath for two years. I hate baths. The kids dislike them. DP doesn't like them.

Powerful showers however.

A house with a beautiful shower room would sell to me instantly!

If you're planning to sell the house at some stage do not reduce the size of your bathroom. It would just alienate a chunk of potential buyers.

It's not always a huge job / expense to put one in, if you like the rest of the house.

It is if it's your only bathroom and you have a kid who is incontinent.
And it's a massive job if the bathroom is too small to put a bath into.

I'm another one who wouldn't even view a property without a bath. I also rule out hotels for this reason.

Don't do it. I would not have a house without a bath. It just creates an extra obstacle for buyers.
Instead get a new bath with a shower installed over the bath.

If I really liked the house I would buy it without a bath but I would def want space to put a bath in.

I'm just about to rip out our bath and replace with a luffly shower, but we live in a two bed in a very studenty area, I'm not sure I'd risk it in a family home.

DH wasn't too sure about having no bath so I promised to treat him to one of these

boopsy a bath and a separate shower cubicle is the best thing ever if you have 3 primary aged kids and time gets tight - 2 boys go in the bath and one DD has a shower all at the same time :o

Our bathroom is pretty small so we put in a shorter shower bath like this one last year which might save you a little bit of space?

It doesn't look particularly short in situ and while we don't usually use the bath at least it gives us the option. Also, I agree - I wouldn't want to buy a house that had a nice new bathroom without a bath. Replacing an old suite and putting a new bath in is one thing (basically what we did - previous owner had a mobility walk in shower thing and the whole bathroom was wood paneled like some sort of swedish sauna...) but having to replace a new bathroom (even if you can fit a bath in) feels like a bit of a waste.

Both mine hate showers. We have actually seen houses we really liked, but couldn't buy for the exact same reason. It's not unusual for kids to hate showers, and actually I like the occasional bath. I would be put off buying a house if I had to install a bath, and wouldn't consider it at all if I couldn't.

If you no plan moving soon, tek way bath but put a contingency aside for if you ever do sell so you can reinstate bath.

This way you get what you want whilst there, but can optimise selling potentsh when you come to sell.

We bought a house with a teeny shower room and a huge family bathroom with freestanding bath but no shower. Moved in 6 weeks ago and haven't once used the bath. However when our baby is born I imagine we will find ourselves using it a lot. Can't see how a newborn could be washed in a shower.

As others have said, I don't think that making the bathroom too small to fit a bath is a good idea. People can live with small bedrooms especially if used for a child, but small bathrooms are really off putting.
