To be pissed off with my tenants changing plugs on my appliances

They aren't electricians. Am I legally responsible for their stupidity if they electrocute themselves? (Gawd forbid!) They did not contact me about any maintained problem.

If there is a problem with an electrical appliance I would rather they told me so I can get someone with half a brain to fix. I have a condensing tumble dryer in the flat. They moved out the dryer and complained it has water in it. Duh! It's a condensing tumble dryer and you are expected to empty the bottle. There are instructions about all appliances. For some stupid reason they decided to change to plug and now they have tripped the electrics.

How long were they in it? Tbh if you're selling you'd be spending a fair bit on it anyway even if you'd been living in it yourself as a family. Has all this happened since the last inspection?

You can buy entire houses up here for not much more than £15k, anyone asking for £7k for a painting and decorating job would be lynched Grin

I'm sorry they've left such a mess, I hope you get it sorted quickly and manage to sell.

Who on earth were the tenants? That is shocking. I'm sorry you've had your house treated so badly. Were they referenced thoroughly?

Can you sue them? Their deposit isn't going to cover that damage is it? Appalling. I would never treat anyone's property like that.

I have a 12 year old tumble dryer and it has a sealed plug.. it did conk out a couple of years ago, we left it for a year then got it repaired rather than buy new..which I'm glad I did as lots of the new ones have faults..OP have you checked its not one on the list ?

But it just sounds as though they are just a bit daft if they changed a plug as there was water coming out, and I can understand a landlord supplying a condensor dryer as then there is less chance of drying washing thats creates damp

so its a full house repaint? Which would be needing done anyway at the end of tenancy.
Carpets would also need replaced for end of tenancy too.
Has all this damage happened since last inspection?

I think that the level of damage is way beyond wear and tear, especially at such a low rent.

Low rent is irrelevant when it comes to what counts as wear and tear. You cant adjust the threshold just because the rent is lower! But i suspect you are right that it is more than wear and tear. personally i think repainting at the very least should be done at the end of any tenancy longer than a year (if reletting or in your case selling) i know there is no market standard for this but i think there should be. Carpets-hmm 5 years is about the limit for a rented property IMO if expecting to re-let or sell.

The rust on radiators, mess in garden, i'm asking if that all happened since last inspection because otherwise you'd have given notice or opportunity to put it right surely?

Wasnt interested in a fight. I'm querying things in your posts. £15k is a shitload of money to attribute to tenants who were supposedly referenced and inspected properly and all done in the last year max.

Well (and not saying you are lying but people do) a skip shows stuff in it. It doesnt show why the stuff ended up there. As you say, you are selling. Many people gut houses to do up before selling.

How are you dealing with them? I hope you got to keep their deposit at the very least. Also that you are now chasing them for more in costs.

I didn't think you'd made it up I just couldn't imagine what kind of damage could cause £15k worth of repairs to be needed, bar ripping out all the wiring and plumbing and buggering off with the windows, but the cost of living is dramatically different where you are to where I am. £15k would easily refurb a whole house, with change if you were careful.

You have my sympathies. I have done a few check outs that made my heart sink for the LL... and a couple that made me smile, watching the LL unsuccessfully try to find something to claw back Smile

I think its best youre out of the letting business too. You dont have to care that i think that either. Wish more like you would follow suit.
