To not know which of these houses to buy? Two choices, can't decide!

House A
New build
Garage but no utility room
4 bedrooms
2 small reception rooms
Small garden to back and side
About 1300sq ft - worried it's too small (we are moving for more space)
We can comfortably afford this

House B
Repossessed house, needs a fair bit of work about £30k need spent
4 bedrooms
No downstairs wc
No garage but has utility room
2 large reception rooms
Good size garden
Stretches our budget
(I love the size of this house)

Both houses are in a great location for work and school.

The second house has thrown a spanner in the works; went to see I today and didn't really expect to like it but I do!

AIBU for dithering?

House b, you get it do it up how you want to and probabl add value. And you'll love the bigger garden, believe me!

We are in a new build. The snagging took a year. The upstairs space is great but our downstairs space is limited. If you wanted for example to put on a conservatory you have to get agreement from the house builder.
Go with option 2. I get the feeling you prefer it.

Depends how stretched. If you can afford it it sounds like you really want the second, but don't overstretch yourself if it could be a moneypit

Link to house two! I don't like new houses so I would say house two if it has some character or you can put your own stamp on it.

Yo u can't buy more room or garden but can redecorate/renovate to your standards!

When you say house 2 will be a stretch, how much of a stretch? Could you still afford it if you lost your job and not working for a while?

Is there room to build a garage?

We don't need a garage, could mange without one, just by using a big shed.

House 2 needs;
New kitchen
New utility
New doors/skirting boards
Driveway widened
Garden sorted
New shower in ensuing
Fitted wardrobes
New floors upstairs
New boiler
Completely repainted inside and outside

That's all I can think of

Hello fellow NI poster :)

I say house b - we were in your shoes over the summer & lazy DH wanted house A but I convinced him on house B. Still waiting on planning permission so I know our road is very long Infront of us but it is exciting & will give us exactly what we want.
