To not know which of these houses to buy? Two choices, can't decide!

House A
New build
Garage but no utility room
4 bedrooms
2 small reception rooms
Small garden to back and side
About 1300sq ft - worried it's too small (we are moving for more space)
We can comfortably afford this

House B
Repossessed house, needs a fair bit of work about £30k need spent
4 bedrooms
No downstairs wc
No garage but has utility room
2 large reception rooms
Good size garden
Stretches our budget
(I love the size of this house)

Both houses are in a great location for work and school.

The second house has thrown a spanner in the works; went to see I today and didn't really expect to like it but I do!

AIBU for dithering?

House B - but don't know what is wrong with the kitchen. Not to my taste and probably not yours either but it seems functional enough and livable with so wouldn't need anything doing to it. When we moved in to this flat I hated the kitchen but I waited 3 year until I was in a financial position to replace it and the waiting time meant I knew exactly what I wanted from the new kitchen.

House B (although sadly can't find the link and I loves a bit of property porn). You'll always wonder 'what if' should you buy the boring, pokey new house.

It's amazing what you can live with while you save up to get jobs done. The satisfaction of the finished job is worth it! Some jobs are also a lot easier than you think. DH is a dab hand at a bit of plastering/hole filling. Painting is a doddle. And you'll end up with a home just for you. It'll be well worth it.

Should also add, extra space makes slight skankiness much more bearable. We moved from a small, well-finished house to a big house with grim collapsing kitchen, bathroom tiles falling off the walls, floorboards in one bedroom truly terrible, some vile decor here and there, garden not exactly overgrown but on its way, garage needing serious work. It was absolutely worth it: the DC loved the space, we could close off whichever room we were doing up and just not use it because we had other space to use (except the hall & stairs, and the kitchen) and now the house looks lovely.

House B.

House a, is top dollar, new builds usually are, unless its traditonally built block and brick and has been finished to a very high standard i would avoid. check amount of parking and visulise the house in 5 years when people park whereever they like and the front gardens are messy. the shine WILL go off it.

House B while being on the spendy side will soon become easy to manage in a few years time as you adjest to change in money going out. you can make money if you wish on this house, would there be room to build a garage or carport in the garden with access? Repo's usually sold by mortage company etc, they are usually only intrested in getting the money they are missing and therefore can go very cheaply. Do NOT hang around for this house, it WILL get snapped up quickly. It Can look equally as fancy inside with a big of hard graft and a bit of planning.

Definitely house B. Opportunity to add value & make it right.
New builds are generally poorly built as well.
