Did you deal with a letting agent? If yes, have a moan to them. They are usually reasonable.

The letting agent have called her (and I'm quoting here) a "bloody pain in the arse." They're sympathetic but apparently we have to go through line after line of this work of fiction, and respond accordingly.

Hi Plugofgold (great name btw!) I assume you're moving out and she wants to take this off your deposit? The cheeky mare! If you haven't already, get the letting agency to confirm which tenancy deposit protection (TDP) she lodged your deposit with and then dispute it via them.

You’ll both be asked to provide evidence, and the decision made about your deposit will be final. So for instance, she'd have to provide to them proof that the replacement plug will indeed costs £48, whereas of course you will be able to confirm that you can get them for, erm, much cheaper! She'd also have to provide proof to them that repaint cost however much she said it does, etc etc.

That's if there was a dual-signed check-in inventory at the start of your tenancy. No check-in inventory equals no deductions.

Still, you can query every single charge. She won't get away with 48 quid for a sink plug, the deposit protections scheme's arbitrators aren't fools. BUT you will need to register a dispute so she can't get her hands on your money.

You MUST claim the whole of your deposit back immediately! Let her prove that her deductions are fair and reasonable. 48 quid for a common-or-garden sink plug is not either of those things.
