£48 for a plug. That's what our grasping bitch of an ex landlady wants for the kitchen plug for the sink.

There's more, obviously.

It's unreal. We had a full professional clean plus carpets, plus ovens. The front garden being dug over was actually a vegetable patch dug by the compulsory gardener who didn't actually exist until we complained.

Since when have scuffs on paint and wallpaper meant that the landlord should be compensated instead of wear and tear?

And £48 for a PLUG!!!!

Surely the deposit scheme won't allow this? They are very reasonable. Appeal through them, include include the receipt for the professional clean, a list of the things you refute and an offer for reasonable cost of anything you agree with.

16 light bulbs. Utter bullshit. The house is large and full of down lighters but SIXTEEN missing? Did she think we could see in the dark???

And this is the grabby bitch who charged us £2856/mth instead of £2400 cos we wanted a tenancy under 12 months, and then when we asked to extend to 12 months, said she would only accept £3000/mth or she would serve notice. What. A. Greedy. Woman.

So, if it's within the last year then your deposit HAS to be protected by law. You need to take advantage of that fact right now, either because it means you have an avenue to appeal immediately, or if she's ignored the law and the deposit isn't protected then you have immediate grounds for legal action. Please correct me if I'm wrong, anybody expert.

There's nothing wrong with the smoke alarms, they're integral to the wiring of the house.
We knew there would be some small delapidations - the shelf we knocked as we moved our furniture out, and was propped up to allow the NoMoreNails to set, the swing in the garden should have been collected, and we didn't realise until checkout that a garden chair was broken, for example.
The checkout inventory was done, we signed it and that was that. Then the landlady got a second checkout done and that's when all this nonsense appeared.

The house and the carpets hadn't been cleaned when we moved in yet she's trying to charge us for spot cleaning! And compensation??? WTF?

Deposit has to be protected by law full stop. Fine is 1-3 times deposit amount. Talk to cab. No money can be taken from the deposit without your agreement. Talk to cab now!

I think shes on shaky ground re claiming all this on a second inventory when you have already checked out and agreed inventory with the letting agents? plus the claims for things like integrated smoke alarms are sheer lunacy.

speak to shelter
find out which scheme your deposit is protected under (you have 3 months I think to make a direct claim) and if its not protected start proceedings

Hang on second inventory must be illegal as you agreed first with agent. Any damage (made up claims) could be done after you and agent left. She's trying it on and can't win as the deposit scheme was set up to protect you from someone like her. Remember nothing can be taken without your agreement. Dig out your deposit scheme information, talk to cab...

Although it has reminded me of when I rented a flat out years ago. I got a call from the tenant to say the loo seat had broken, but not to worry because they would replace it and deduct the cost from the next months rent.
The rent arrive TWO HUNDRED POUNDS short. I actually looked on the Harrods website to see how much the most expensive loo seat was before going back to them to tell them to stop taking the piss. Sadly they don't sell loo seats

The plot thickens. I've just spoken to the letting agency and they have said that the landlady insisted that additional items were added after the inventory/checkout was signed, which the inventory clerk had missed. The letting agency said to defo dispute those.
Then I asked where the prices were from - £48 for a plug etc, and the agency said that every single line item included a £35+vat call out charge for the agency handyman to go and supply and fit! Shock

What a load of unnecessary stress for you! As you had the carpets etc professionally cleaned you need to show her proof of this.

At least you lettings agency is being supportive. I once had the most awful agency - after only a few months of living there the tap of the bath broke (not just a washer problem, it had corroded) to which they said they would replace/fix it for us but we would be responsible for the costs as we 'weren't renting the fixtures and fittings, just the empty space'. I couldn't believe that response - of course you rent the bath, sink, etc - it's not like you can move them in and out with you!

With renting the way it is atm some landlords/agencies have way too much power and just abuse it.
