Are you trying to limit the extent of your liability under the guarantee?

If it's a standard off the shelf tenancy agreement you could make your own alterations and initial them but there's no guarantee (no pun intended) that the landlord will accept the document.

Is there any part of the guarantee that seems particularly unfair or disadvantageous?:

only the possibility hay could be liable for full amount for full term of agreement, which is £12k, have submitted deposit suggesting that acceptance of it signals their agreement to limiting my liability to 1/4 of 1/12

maybe they will take the money and not notice?

Its the extension of each guarantor's liability to all the other tenants in the house, for a whole year, that is the problem. Am sure would want it exactly hay way if I was the landlord, but are the other parents really prepared to guarantee the full amount for the full year for all four students?

Anyway spoke to them and think they will accept the whole new amended agreement

From what you've said, the clause(s) may be unreasonable and may not stand up in a court of law.

Your liability should be limited to 1/4 (£3k?) - i.e limited to the tenant for whom you are acting as guarantor.

no it wouldn't but am not signing it and waiting to see which guarantor they think has the deepest pockets (it won't be me) if it goes wrong and does end up in court

I want the break clause because there is no way out otherwise, she might have to come home or go into hospital for a while (obviously hope not but it happens) and at the moment only they can terminate the agreement - but if they won't insert one then I want to limit it to one month so from £3k to £250
