Private school or bigger house?

Less AIBU more WWYD....

Will keep it short...

60/70k will put DD through private school and we would stay in our modest house
or
we could increase mortgage by same amount and buy a similar standard of house in better area with v good state school nearby.

I would go for option 2: without knowing what exactly is on offer in your area its difficult to know what the school choices are but in my experience (as a pupil rather than a parent and through anecdotal evidence) the really good state schools are better than all but the very best private schools and have the added advantages of being a) free and b) less infested by the sort of competitive parenting, snobbery and general stickybeakery and one-upmanship of the kind which you tend to get at private schools. By buying a nice house in a good area you will also be investing in your future.
