Sorry i can not do links Blush. It is on PrimeLocation and Property Reference is: KGEHA5908.
We are looking to buy and we can just about stretch to 245K. We have 2 dcs, dd1 2yrs old and dd2 6mth. Can i ask mn for opinions?

I think that with the right furniture and decoration the living areas could look nice.

The bathroom looks a nightmare to me,

There seems to be no window in the kitchen and that ceiling would be a nightmare to remove, I guess you could paint it white.

How could you ever cook with your children in that kitchen? Not only is it small but it is dark.

If it was me buying it, I would be thinking it needed new bathroom (with new layout), new kitchen, fire installing in living room, fitted wardrobes replacing and therefore possible replastering, redecoration and something doing with the front yard. But if you like all of those things and it's the right location and price for you then go for it!

I did not mean to sound rude in my previous post.What I meant to say is the decor is hideous (in my opinion only) and there is huge scope for improvement. Every house/flat we have ever owned I would also have described as hideous at time of purchase but it was what we could afford. At least the bathroom is not avocado! If its in your budget and you want the area then go for it-you can make it a nice family home.

I think it looks like a good sized house esp for the area/commute and if you like it then why not?
In my past life I saw a lot of houses and even here in NW, for a house that size, with a garden it would be around £150k, so for London, close to train into centre I'd say it was a good price. If it is ex-council then all the better, the ones I've seen have been far better built than a newbuild Wimpyesque house (I should know, I live in one Grin).

Our last house no-one liked and wondered why we'd bought it until we put our stamp on it, even then I couldn't care less what other people thought, we loved it.

I can't believe the snobby and frankly downright rude comments either, but then you did ask for opinions so you invited it Op!

I think that it is a decent house. Take away the too much furniture and the bloody great pool table and it probably a good size.

The kitchen is a bit small and the bathroom is odd, but it is nothing horrible or drastic.

Nice roomy garden.

I love you, Hully. And feel the need to gratuitously use the word cunt, even though I don't normally.

the third bedroom is very small, but if you think you are going to use it as a study it's probably okay. have you hung about the area a bit to see if it's okay? because you can make changes to the house over time so long as its basic structures can accommodate your needs, but there's nothing quite as soul destroying as liking your house but being uncomfortable in the area you live in.

I don't think it's that bad at all (not everyone can afford a mansion) if it's reasonably priced for the area and it's size and that is what you can afford. And you did say it was better than what you have now.

Did a quick search and for the op's budget this looks reasonable. It has a good sized garden and enough room for the kids inside.

What's the area like op? Shops/schools/restaurants/parks etc?

The trouble with places like Enfield is that you really don't get a lot for your money. But if YOU like it, you can afford it, and you NEED to live in Enfield then - don't worry about MNers opinions, just do what you must.

(That asking price would buy a nice 4 bed detached in parts of Suffolk)

Not read thread but seriously, a quarter of a million for that? Is this why people are complaining about SE house prizes?

It doesn't have kerb appeal, it's pokey, it has a cheap and nasty hob (reminds me of student digs). The kitchen isn't much of a family space, it generally isn't 'cosy'. The lawn isn't v child friendly.

Seriously move where you can get more for a third of the price!

I like the garden and the off street parking.

OP, we are 4 mins walk from station and 2mins from the high street. Good locations always sell houses!

You could do a lot with that house over the years too (re-deoration etc.) which would add so much value!

Darleneoconnor that's what you get for that money there. Yes, it's very expensive but there are far more expensive areas. And I suspect the op can't just drop everything and move where it's cheaper.

I know Enfield and surrounding areas reasonably well and think it looks like a pretty decent house for your budget. Good size space downstairs I think.

Do you want to stay where you are now? you could prob get more out in herts (but I expect you know that!). I don't take my own advice and prefer to live in a smaller place which is more or less where I want to be, than get a bigger place elsewhere!
