Sorry i can not do links Blush. It is on PrimeLocation and Property Reference is: KGEHA5908.
We are looking to buy and we can just about stretch to 245K. We have 2 dcs, dd1 2yrs old and dd2 6mth. Can i ask mn for opinions?

Believe me, that is a good price for London!!! Op, I like it. have you seen it? What will you use the 3rd bedroom for as it is very small.

I think this one is better for £10k more. You could put a cheeky offer on it. It's just come up in the last week.

Like Fimbo I am fussy about houses looking nice but there is nothing wrong with ex-council - some of them were very well-built with proper size rooms, unlike crappy newbuilds.
Ordinary 60s/70s houses can be very pretty too, it's all about the proportions and the way the windows are arranged.

Although MadameCastafiore's one is much better-I only know the Enfield but near Southgate so not sure whether the location is ok or not?

Also, the one you are looking at is right on the railway line.

It does look cramped but the current owners have a LOT of stuff in that downstairs room which must actually be a fair size to fit it all in. You could make that much nicer.

Agreed. When we looked around our current house the then owners had, I think, four sofas in the front room and a massive ugly desk with a big computer and a load of papers on. I'm glad the furniture put other people off, I could see beyond that.

3nd bedroom as Nursery for dd2 now and next year they can share and i can have a tiny study/ironing/clutter room.

Is the commute to Liverpool Street important or is there another London station which would do? Have you thought about other areas within a 25 min train commute of central London.

Madame, yes the 1st link was way above our budget. I thought it was 249!
Now i am looking the 2nd one -which is also saids one- and the one from tak1. I like them both but this one is 2min from the train station....

culture we prefer this area because of family and friends and it is cheap area for London. But it doesn't have to be this station and this part of the area.

It is hideous but if its what you can afford. I would have to completely gut it to consider living there. There is huge room for improvement you could probably increase its value.

Location is important and being able to walk to station great.

I live in very ugly small terrace so don't understand rude comments about appearance of this one!
But we are in expensive [yet scruffy!] area and are pleased to be able to walk to school/work etc.
Looks fine to me and if it is in your budget go for convenience...
Good luck whatever you decide.

I like it, other than the bathroom. It's really a question of what you can afford in the location that you want to live.

yes it looks like a jacuzzi bath. i dont really understand the layout of the bathroom with that picture though and everyone mentioning the small 3rd bedroom sounds like they have seen a pic of it-what am i missing asi can only seen 2 bedrooms. the kitchen is a bit on the small side but depends what your needs are, what kind of cooking you do etc.

ok positives, i dont think its that bad. off road parking is a huge plus, the garden is actually quite nice and the kids will have a little grand prix going on round the path bit, its cute and not a bad size. the living room and dining room is lovely, i think is a nice place and with good quick access to London, the stuff they havd in it like the warbdrobes i think makes it look a bit cheap and tacky but that shouldnt put u off, over time, you could make it your own.

use your imagination people!!
take all of that excess furniture out, maybe a lick of paint, you could make it a lovely family home.

you could make it a lovely family home, I agree, but you would have to like the style of the kitchen, bathroom, etc, because changing it all would be a big job and OP has said she doesn't want to do work.
But if she likes it that is all that matters. Smile

Charlie you are right kids would love the way the path goes round the lawn.

I do think it is an ugly house from the outside. I agree that the best bit about it is the garden. The kitchen would put me off tbh. I could overcome the ugly outside if it had a decent sized kitchen.
