How should we split rent fairly in a four-bedroom student house?

Can anyone give us some ideas of how to split the accommodation costs of a shared uni house.

House, 4 bedrooms;
1 large bedroom with ensuite (20m sq)
1 large bedroom (20m sq)
2 bedrooms (10 m sq each)

Shared kitchen/ diner, garden, bathroom

Rent is £3466 a month

Some differences of opinion of how this should be split including biggest room paying double!

Any ideas?

Agree a price for each room. Then draw names out of a hat for who picks 1st, then 2nd, then 3rd.

one of my dc had this issue in a uni house. They all ended up paying the same rent but the one with the biggest room and en suite paid for the broadband.

You could also suggest a room swap halfway through the year. With the two smaller rooms swapping with the two bigger ones and drawing straws for the en-suite.

tbh it should have been sorted out before they signed the contract.

The 20sm one should be nearly double the price of the 10sm ones. And I guess the ensuite one obviously would cost the most. Having that is worth a premium.

My boys have always split equally regardless
DS3 will only be in his share until April because his cadetship includes sea time
he is still paying his share through to end of lease

When I was at uni the person making all the effort to find/ sort the house got first dibs, then the next year the person with the best room got the worst.

I don’t think paying £400 than your housemate is fair TBH especially when my DC is doing all the running round.

Sounds fair but if it includes bills is actually unfair on the larger rooms as they will be paying % larger for everyone elses use of communal areas, heating, cooking etc

My son's house all paid the same and drew out of a hat to see who got the best room. None of the rooms were en suite but some were bigger than others.

This is why price of rooms before allocation works best.

I did it twice and everyone was happy with what they paid for the room they had even if it wasn’t the room they preferred.

I agree with all flatmates agreeing on the percentage for each room and then a draw.

Don’t forget they’re not just renting a bedroom!
Id rotate. Divide the weeks in Uni into 4, swap rooms every quarter. Biggest, smallest, medium, smallest

Awkward really. As a student I wouldn't have wanted to be lumbered with the priciest room. It's a shame the rooms aren't more similar.

They could always take a smaller room then?

Well I guess it depends if someone wants to pay more for the big room? If so decide a price, they pay a bit more, small pays a bit less.
or if no one wants to pay more then spilt it 4 ways and draw straws

Given they will need to pay on average just over £10,000 each in rent, presumably with all bills additional (?) not sure it really matters.

This seems reasonable to me.

Amount per room is agreed, then pull rooms out of a hat for each person. The person organising it doesn't get the best room

Swapping won’t happen as it is then only those who have the least attractive rooms that have a ‘problem’ rather than everyone when trying to decide how to work it.

I'd agree a percentage to cover communal space (e.g. 10% each) that everyone pays equally and then a per room rate on top which is proportionate to floor area. So the people with the big rooms pay 30% of the full rent and those with the small rooms pay 20%. Agree the split before they decide who will get which room!
