How should we split rent fairly in a four-bedroom student house?

Can anyone give us some ideas of how to split the accommodation costs of a shared uni house.

House, 4 bedrooms;
1 large bedroom with ensuite (20m sq)
1 large bedroom (20m sq)
2 bedrooms (10 m sq each)

Shared kitchen/ diner, garden, bathroom

Rent is £3466 a month

Some differences of opinion of how this should be split including biggest room paying double!

Any ideas?

I had this in uni. House had a big room with an en-suite. One double bedroom and one box room. The girl who found the house took the best room and agreed to pay a (small) extra. Double bedroom and box room swapped half way through the year.

They're sharing a house not renting a room though. I agree with splitting rent equally initially and drawing straws/ tossing a coin/ pulling names from a hat to pick the room allocations.

Once people have their allocation, if someone with a small room wants to 'upgrade' they can negotiate with whoever drew the better/ bigger room to see if they can come to a mutually agreeable difference to 'buy' an upgrade or if someone with a big room would like to save money they can offer to 'sell' to someone in a smaller room.

Need to discuss it. Is someone happy to pay extra for an extra? Or want to pay less for a smaller room? Anyone going to be studying more in their room so needs a bigger room?

There was 5 of us in a 4 bed and it ended that the 2 sharing paid for 1 room between them...this might not seem fair as it's 2 people in the communal areas but it's what everyone was happy with.

I’d say £66 for the en suite then split the £3400 as follows:
£2400/4 =£600 each
£1000/6 = £166.67 for each 10m2

so biggest with en-suite = £66+£600+2*£166.67 =£999.34
next biggest = £600+£166.67*2 =£933.34
2 smallest = £600+£166.67 each = £766.67

Aim is to reflect a fair room/house cost….

I'd say 700 for the box rooms, 1100 for the ensuite, 966 for the double.

But the bigger rooms are sometimes the rooms no one wants!

My DC was freezing in the large room and wished for the smallest (even though rent was equally split).

Sorry, in all the student houses I lived in there was no communal space. Not even a table in the kitchen! But yeah you're probably right.

@BillieWiperSo no kitchen or bathroom? My DD always had a sitting area. One flat had a big lounge with a dining table - they had dinner parties. This was bigger than any bedroom.

I think he's got away quite lightly with this. But, meh! Some you win, some you lose. Sounds like he 'lost' last year, so enjoy the win!

Obviously there was a bathroom but it was in the kitchen for some twisted reason?! Which was a galley kitchen so too narrow for a table and chairs. Lol. Shite hole! The second one did actually have a small 'living room' but the entire house was a health hazard! I'm not suggesting OPs house is like that. 😂

How on earth did they get to this point without discussing this?
When they were looking for houses, did they not think of the unequal room sizes and discuss how to split rent?

I’d be hesitant to suggest such unequal rent, but instead try to even up the house real estate in other ways. Are there other bathrooms that the smaller bedroom users could have exclusive use of?

2 bed flat - decent size square double & long single bed room. 52/48 split but almost all furniture supplied by higher paying student plus all organisation of bills & lead tenant dealing with LL.
