New Omaze London house in Mapesbury, London

I'm having difficulty finding its precise location as there are so many similar houses but I bet some genius on here will succeed. I gather that the Mapesbury Conservation Area consists of these roads - Anson (Broadway to Chichele Road), Dartmouth, Dawlish, Exeter, Keyes, Hoveden, Lydford & Mapesbury (to the railway), Teignmouth, Walm Lane (including side from the station to Broadway).

Definitely not worth £3.5 million and the attic bedrooms could only ever be used for occasional visitors to my mind.

Still, you'd get well over 2 million if you sold it which is a chunk of money even after fees.

"Mapesbury" (which, as a Londoner born and bred, I had never heard of before) sounds better than "Willesden Junction" I suppose.

Shame as I quite like some of the house.
A value of £3.5m ! I would prefer something in Hampstead Garden Suburb etc.

I used to live on Willesden Lane and walked down Mapesbury to Kilburn tube. There was an amazing house at the top of Mapesbury Road (across from the Jewish Day School) that was always being used for photoshoots or filming locations. That eventually went on the market for millions. Think it was this one - Mapesbury Road, North London

I've found it on Rightmove Sold Prices, sold in November 2017 for £2,980,000, but can't post s working link.

My guess is, since gussied up and the owners couldn't get back the cost of the work on the open market (Zoopla notes it as 'Off market") so it's been sold to Omaze.

It's often suggested in posts on Mumsnet. So you don't have to haul washing downstairs and back up again, is the argument. That presupposes that you never dry them outdoors, though.

Garden looks dark. And some of that fitted furniture looks uncomfy.

My parents utility is upstairs, opposite the main bathroom. Makes sense to me.

My daughter lived in the next street. Very anti social neighbours including addicts and a horrible walk to the tube station. It’s quite a notorious area for sexual assaults. We come from a nearby area but this was something else.

I grew up near there. My dad had a BTL nearby and it was similar (but it was in flats.). The houses are certainly solid and it’s very green but when I was a kid it was known as Cricklewood or Willesden Green. It was seen as an OK area but lots of HMOs and not particularly posh, though was being regenerated from mid 80s onwards.

I grew up on Mapesbury road and it looks familiar to houses on St Gabriels road and maybe even Teignmouth Road.

It’s a rough area and they are definitely inflating the worth. I’ve entered though as I’d be over the moon to move from my flat in N10 to it. Garden looks very dark and it needs a repaint through out.

HMOs are the pits the way they plunge property prices

It's also near kilbun which is really bad for crime
I wouldn't like to be near a HMO
It's not a racist thing - I wouldn't feel safe living close to undocumented White British men
Shame as I do like the house

Willesden junction is in Harlesden. It's not even glamorous enough to be Willesden. Try selling that as a luxury location!
