Hi, I have had my property on the market for couple of months. Have not had any viewings which I think is unusual. Winkworth are saying that they are pushing it. I think I will take it off the market now and re try in spring. Or should I aim around Xmas with another agency? Is it just the way the market is because of the forthcoming budget? Will be grateful for any advice/views. Thank you

There's 2 options.
Reduce the price to be competitive, looking at what's available locally, you're asking at the higher end.
Or indeed, take it off and wait for spring, however, there's no guarantee that there will be a buyer around then either.

The housing market for flats has been difficult for some time. I can't see it improving, what's your competition like.

I hope you don’t find this question rude, but are you currently living in it? It looks a little… unloved. I think if you could freshen it up a little, the pictures might look better and at least entice someone to view it. I know the area and it’s a brilliant sized flat but that price seems a little punchy, and it doesn’t appear to have the glorious Victorian features to make it stand out.

I live in norfolk. Our house is too big really, and we are planning to move to Spain next year.
We would get about the same for our 4 bedroom, 2 ensuite shower room house as that flat.
I wonder if you think our house is too expensive

That's what I was thinking. It loos like there is a bed in the dining room and a sofa in the bedroom. Could you move the furniture around to show one as a more defined bedroom and the other as a more defined lounge/dining room.

It’s the staging or lack of it. I’m confused there are 2 separate rooms. Both have a bed in it. Gives the appearance of a studio. Which is the living room and which is the bedroom?

why no photos of the garden area?

Assume bath had a shower over as there is a screen but it’s not shown. Is there a shower?

This is a terrible time for trying to sell flats, especially in London.

The service charges and ground rent amounts arey listed, which makes me suspicious. If I really wanted a one bedroom flat in that area then I would ask the EA for those amounts, but there’s tons of flats up for sale now, so prospective buyers on the whole would just scroll on unless your flat was cheap, which it isn’t.

Also, lower ground floor means noise from above, which will deter many people.

This flat may or may not be overpriced, but £400k for a one bed flat is a lot less than you would pay in other parts of london.

Cover up the base of the bed the bottom part make the bed with lovely bed linen and cushions and maybe even a head board.

I think the London Market is tanking ATM though.

It wouldn't be a good investment with prices falling.

That maybe true, it may not be - my point is that saying 400k for a one bed flat is stupid is really not helpful. I live in Highgate. If someone offered you a 770sqft 1-bed flat there for 400k you'd bite their arm off.

I've been reading on here for months that flats are difficult to sell. Its well presented and decorated. But where do folk put their 'stuff'.

Wow, I thought the house prices in Scotland were crazy atm. For this price in Scotland you could get a detached 4 or 5 bed.

The decor doesn't look very enticing, it's giving student accommodation. I'd spend a few £ jazzing it up a bit to let people see what it could potentially look like.

It is staged badly, I haven't looked at what other similarly priced flats look like. But I look at the photos and it looks like there are no bedrooms. There is a living room with a bed and a dining room with a bed. And the tiny fridge/freezer on the breakfast bar looks awful.

It's overpriced HTH. It's dingy and small with no visible storage or private outdoor space. Also Blackheath, while nice, is not exactly the best connected part of SE London.

Anecdotally but I know a lot of younger people who are just skipping the flat stage and going straight for the house in zone 4/5.

It makes sense when you factor in the cost of moving up the ladder and the fact FTBs are older so often want dc etc. I mean the whole concept of the ladder is pretty dead!

I couldn't work out what I was looking at from the photos. A bedsit? Studio? Student rental? It looks very unloved and not well presented. I'd just flick through the photos and move on without even reading the description or more details tbh.

Thanks everyone, great comments. I agree the staging is not great it does give a studenty/studio flat vibe. As to the price, I thought 375 was ok but the fact that I am not getting any viewings is making me question that. It’s in Blackheath, not far from the heath and Greenwich park but on a main road and as pointed out by someone else the connections from Blackheath aren’t great. Will take it off the market this week, any other comments/suggestions more than welcome. Thank you
