Air BNB Check out times.

So much moaning about checkout times! We have several Air BNBs and the checkout unless arranged otherwise is 10am, because check in (again unless arranged otherwise) is 3pm.

We get more requests for early checkin than we do for late check out and always try and accommodate, but if we have a fast turn around and the housekeeper is booked and ready to go we can’t really be flexible all the time.

So today’s weekend guests should have been out at 10. We have a ring doorbell, and there were still no signs of life at 11:30 so I messaged and said that as we didn’t have any guests immediately they are welcome to stay till later and enjoy the property for an additional fee of £100. (Property is £450 a night.)

They eventually left at 12:30. 😡 It’s cheeky.

I'd much rather have a later check out then vases of hand picked flowers if there was a choice.

I said in reply to someone else that I only do that if everything else is done and they're still not here. I would never put off someone coming earlier just to do the flowers. That said, I get great reviews and lots of people mention what a lovely touch the flowers are so they are definitely appreciated!

I understand Airbnb is now rolling out AI tools to help auto-respond to the predictable early check in requests which is a welcome improvement.
I do 3pm check in, 11am check out
Sorry but just have to rant here. This weekend I hosted a guest who booked on a discounted rate and brought three kids and a pet. They waited until the end of their stay to raise “health and safety concerns,” claiming their child flipped up a floorboard, something that would require considerable force and that a freshly laundered towel was 'stained'.
Meanwhile, they left 7 leaking bin bags overflowing with dog shit, pizza boxes, half-empty fizzy drinks, and takeaway containers. The rugs and beds were all covered in pet hair.
None of these issues were raised during the stay when I could’ve addressed them. Only after checkout did they begin gathering photos and filing complaints.
Unfortunately, some guests are just wankers and take the absolute piss. Just nasty.

Well thats not really a 'hotel' then is it, is an apartment or studio with rooms offered by the hotel company/business.

You know what is meant by 'hotel', it means a hotel room.

Thats awful and hopefully not representative of all pet owners. Took our dogs away for the first time at Christmas - armed with fleecy blankets and even took our mini carpet washer! First thing we did was cover all the soft surfaces with blankets. Carpet washer was only needed btw as my other half dropped his tea!

In terms of checkouts - don't have a problem with 10am but then whenever we're away, we always keep the place tidy so its just a quick wipe around. That saying, while I'm happy to strip beds - I wouldn't hoover or mop (unless we'd made a mess)

@Twynklebell thanks, I think some guests are just on a mission to get a freebie. I'd heard of this behaviour before, but thankfully it's rare and most guests are beyond lovely

My check out is today 28th April but says 12am, Airbnb says on the app trip completed.
Is a shared Accommodation
