Air BNB Check out times.

So much moaning about checkout times! We have several Air BNBs and the checkout unless arranged otherwise is 10am, because check in (again unless arranged otherwise) is 3pm.

We get more requests for early checkin than we do for late check out and always try and accommodate, but if we have a fast turn around and the housekeeper is booked and ready to go we can’t really be flexible all the time.

So today’s weekend guests should have been out at 10. We have a ring doorbell, and there were still no signs of life at 11:30 so I messaged and said that as we didn’t have any guests immediately they are welcome to stay till later and enjoy the property for an additional fee of £100. (Property is £450 a night.)

They eventually left at 12:30. 😡 It’s cheeky.

Why didn’t you knock on the door or ring them rather than messaging? They might just have accidentally slept in and a message tone wouldn’t wake me…

I don't ask my guests to do anything at all so it does actually take 4 hours easily to turnaround my property. I do it alone and so there's all the rubbish to deal with, washing up, two king size bed changes, thorough bathroom clean, empty and clean fridge and microwave, coffee machine etc. hoover everywhere, fresh towels. Clean and hoover sofas, chairs etc. I pick vases of flowers for all my guests, that takes 30 mins.

I have to be very focused if the current guests depart at 11am and new guests arrive promptly at 4pm. I'm very flexible if I can be. I love my job and want all the guests to be very happy.

Cleaning time is fair enough but I'd prefer to be able to check in sooner as opposed to have the fresh picked flowers (as lovely as I'm sure they are)

We go to the same place a few times a year and we've always checked out on time at 10am (we actually book the 10am train so are usually out by 9.30am. We want to get straight home so no problem there)

Early check in depends on whether there were guests in the day we arrive (we've had check in as early as 11am when there were no guests) but we are always allowed to drop our luggage if we are checking in at normal time. Granted we "know" the host now as we have been with them x10 times + but they have always been very accommodating.

Perhaps it’s worth climbing down off the high horse for a moment. In many cases—ours included—Airbnbs are part of the owner’s home or land. We have three modest barn conversions on our property that are let via Airbnb, with full planning permission and a clear purpose: to welcome visitors and support the local economy. Tourists bring valuable income to the area.

For the record, we have a 10:30am check-out and we don’t leave guests a list of chores to do before they go.

10am is pretty standard.

Also, lots of lets might be cleaned by a contract cleaner who has a couple to do between checkout and check in, or have a laundry service picking up the sheets at a set time. If you don’t want a checkout time of 10am, pick a different place.

OP 10am is too early but seeing as how they all seem to be 10am there isnt much choice. We're leaving somewhere tomorrow and I find it stressful to be honest.

It might be that people dont ask to stay later because they think thats not an option whereas its more likely to be an option to check in early. Ive never asked to stay later.

I dont find hotels which Ive looked at (we dont tend to use hotels) much different so its all much of a muchness.

I was really shocked at that part of the OP. She was monitoring her guests on the doorbell! That’s really not on unless it’s made very clear on the listing.

By all means have doorbell cameras for security, but spying on them like that is just awful.

If I’d received a message that made me aware of that I’d be leaving a strongly worded negative review to warn others.

Doesn’t mean she’s sitting watching the video surveillance. Our ring doorbell pops up an alert on my phone when people go in and out - I don’t actually record any footage but it says when there’s movement at the door. If there’s been no record of movement it would mean no one had been in or out.

I do feel this changed a bit with Covid to allow for a extra cleaning and never changed back.

I personally prefer an 11am check out and would choose a hotel over an Airbnb because of this. Also many Airbnbs have those ridiculous cleaning demands. I don’t want to get up at 8am and do 2 hours cleaning on my holiday.

Many don’t let you check in until 4/5pm either.

11am check out and 3pm check in is reasonable. If you can’t turn the property around in 4 hours then get some help in.

But 10am seems to be the norm annoyingly.

I like a 11am checkout. I have teens and love a lie-in. I'm an excellent guest though. I wash up, clean surfaces, hoover throughout, take rubbish out and put the dishwasher on. Usually do all this the night before and leave everything pretty much as we found it.

I prefer a10.30am or 11am check out. Most places have a 10am check out. I have to say any air BnB that has a ridiculous cleaning demand on check out and wanting check out at 10am is massively unreasonable. Even more so if they also charge a cleaning fee and want me to pretty much deep clean the place before checking out.

I now refuse to stay with air BnB as I found so many have ridiculous check out demands and extortionate cleaning fees so I have voted with my wallet and now stay at hotels.

SOrry that you find it a tedious thought when someone says they own lots of Air BnB properties but it is probably not such aboring topic for those who are unable to find somewhere to rent let alone buy in areas which have been hollowed out by Air BNB landlords.

Just be glad you have the luxury of finding the topic boring.

I don’t mind doing a bit of cleaning up after myself (I make sure not to make that much of mess, even when my toddler is with me) and having to be out an hour earlier if the stay is half the cost of a hotel, generally quieter, and much more unique.

They're much much cheaper than hotels, we wouldnt be able to afford a hotel. And for much more as well so we're sitting in the little patio of our place today, having been out earlier, we'll go out again later, but we have the space to ourselves not just cooped up in one room, we have bike storage (Ive never found hotels that can offer this bar some awkward way of getting the bikes in and out and not particularly secure)

I have all 5 stars for my ratings as I leave places clean but wouldnt say I do 'cleaning', just a 15 min at the end of the stay. I still resent the time though

The flowers are absolutely the last thing I do, it's literally already as perfect as I can make it, guests could go straight in and I will message them to say it's ready if I can get it done any earlier. I take the flowers in only if they've not arrived.

Guests can always drop off luggage, leave their car etc

I remember when checkout used to be 11:00am and check in 3:00pm. During Covid these times were moved to allow for extra cleaning but they don’t seem to have gone back. Stripping your bed is something that started in Covid and seems to have continued. It always used to be 2 cleaners if you rented a large house.
i am shortly to go on a holiday in the UK, staying in 3 self catering houses. 1 of the check out times is 9:00am. This really is too early.

I think a 10am checkout is too early as it just makes the last morning feel a bit rushed. I'd rather have a later check-in.

The host should tell you in their notes on the website. Not all of them tell you ahead of booking, though

Hate stripping the beds. I remember a big thread on here about it. Some people thought it was fine as it ‘only took a minute’. Well no stripping 4 beds as something else to do (after cleaning, sweeping, emptying the fridge and bins) all before 10am really takes the shine off your holiday.

A place we went to in Malta had a check in time of 4pm and check out of 10am and would not store luggage. So inconvenient because our return flight wasn’t until late. I don’t think you need 6 hours to clean a 2 bed apartment.

I 100% need those 5hrs. I have 90m2 to clean, that’s including 2 bedrooms, living, bathroom, dining, kitchen, outside terrace space and balcony, bbq, garden bits etc.. it’s often 35 degrees here in summer so it’s hot also sorting outside areas

Refilling supplies, repairing something, re painting a mark, getting spare glasses as some broken.

I don’t often have same day check in and out, if I don’t then I always try and allow late check out or early check in if people ask. If I can’t accommodate early check in, people are welcome to come by and leave luggage. We live on site so it’s no problem.

Early check in is wanted here far more than late check out. Check out is by 10am and about 90% are gone before 8am as have long drive or onwards journey. People often want to arrive before 3pm as it’s hot and sunny here so they get extra afternoon at the beach areas.

Airbnbs are not as good value as they used to be. 10am is quite an early check out.

I've stayed in a few Air BNBs, and always content with the check in/out criteria. I always leave as I find and leave things as easy as possible for anyone coming un to clean.
Last year I had a 2 bed, 2 bath property in Norfolk. It was glorious, until I received the laminated check out procedures:
Bedroom 1 to be stripped and bedding placed in washing machine, programme 2, washer pod provided.
Bedroom 2 to be stripped and bedding left folded in bedroom.
Towels and bath mats to be left folded in bathroom
All dishes to be replaced in cupboards NO DISHES TO BE LEFT IN DISHWASHER!
All bins to be emptied. General rubbish may be placed in courtyard bin but all bottles and recyclables MUSTbe taken to recycling centre in village ( a drive away).
Please open all windows of property before leaving.
9am checkout.

And I did what they asked. Never again😏
