Are theses good rooms?

I'm moving into a new build soon. I have not physically seen it yet. But its a new build social housing. I do not understand square meters. So could anyone tell me if theses are good size rooms ?

Kitchen 10m2
Dinning room 18m2
Living room 18m2
2 bedrooms are 12m2
Bedroom 14m2
Bedroom 8m2

Not huge. Decent sized for new build but depends on the layout. 8m2 could be 8m by 1m or 4m by 2m. Very different in terms of use.

It sounds like a big house, except for the kitchen. Can they not tell you the size in metres properly e.g. 4 x 3m rather than 12m2. Then you would know if the rooms are long and narrow or fairly square.

That's how its written I just copied what is said. I don't understand it at all .

I'd Google "80sqm house" or "80 sq m floor plan" and see what the results show. Lots of floor plans and 3d models to get an range of ideas and a feel for what I might be like.

For a 4 bedroom house, I wpuld consider this to be really small! 80m² is more like a 2 bedroom flat.
As a comparison, my 4 bedroom house is 185m².
A 8m² bedroom is actually just a large office or nursery.

I would say small. My 2 bed apartment is 75sqm and the rooms aren't huge

I'd Google "80sqm house" or "80 sq m floor plan" and see what the results show. Lots of floor plans and 3d models to get an range of ideas and a feel for what I might be like.

It says the total internal space is : 142.9/2 Divided as follows : ( what I put in my op)

It’s social housing, OP is not buying it. Hence the vague room dimensions.

OP, kitchen will be small, rest sounds okay.

Bedroom 4 could be quite small - it's about 9ft square. But if it's a funny shape due to water tanks and things, it could be awkward getting in furniture.
The rest could well be ok, but if the rooms are odd shapes, the floor space means nothing.

Do you know where it is? Can you try and find houses for sale on the open market in the same build phase to see what it might be like?

It's a new build in social housing . So there's nothing I can compare it to .

18m2 is for example 6 metres by 3 meters or 4.5 meters by 4 metres so that’s fine for a living room.

Op it’s quite small but fairly typical new build. Why don’t you have a look at similar houses for sale on the estate.

No its not an actual estate. Its on a road of victorian houses. There was an unused area at the end of the road where they added 6 new builds. I guess I'm going to have to wait till I can see it in person.

Id say it was tiny for a 4 bedroomed house. But you need to see proper measurements.
