How does that prove its not a garage conversion?

My home must be awful then. I’d be happy with either of those bedrooms! You say small but they both have a bed and furniture in them. I’ve definitely seen smaller.

Looks like they can’t count the loft as a bedroom because something doesn’t comply with building regulations, so they’ve stuck a bed in the hallway just so they don’t have to try and sell it as a “no bedroom” house.

But it is a no bedroom house. You're supposed to sleep in the living room.

It's crazy how much it varies. I'm NW and have a 2 bed apartment (75sqm) which is two big double bedrooms plus garden for 100k

It’s a massive rip off! How can the Midlands be so expensive? I know when people talk about London prices they are crazy, but that’s a special case… I live in the North and you can get a lovely 3 bed semi with decent garden in a nice area for the amount that tiny little death trap would cost you.

The bed looks absolutely tiny... smaller than a toddler bed

I think whilst they might have thought they were being clever sectioning off rooms to make a studio into a 1bedder to get the uplift in price it isn’t fooling anyone.

I would turn the living room into a kitchen/living room, and then the other half of the property would be a bedroom and en suite bathroom. Upstairs would be used as storage.
The design as it is is just horrible.
