And it's not a boxroom or a 3rd bedroom - it's the only one!

It’s not a garage conversion. Zoopla shows it was sold in 2002 and 2001

How does that prove its not a garage conversion?

Cissyandflora · 24/08/2021 23:11

My home must be awful then. I’d be happy with either of those bedrooms! You say small but they both have a bed and furniture in them. I’ve definitely seen smaller.

ReviewingTheSituation · 24/08/2021 23:12

@LynetteScavo Kenilworth has a Waitrose too - adds £££ to house prices. Although the price of this one is mind boggling.

Staffy1 · 24/08/2021 23:49

Looks like they can’t count the loft as a bedroom because something doesn’t comply with building regulations, so they’ve stuck a bed in the hallway just so they don’t have to try and sell it as a “no bedroom” house.

PickAChew · 24/08/2021 23:56

[quote WatchingTVagain]As a pp has said , they are studio flats where some people convert the dressing room into a separate bedroom rather than a pull down bed in the living room. If you're prepared to move north they're a hell of a lot cheaper though...

I'm amazed they cost that much in crawcrook when you can get a whole 2 bed terrace for the same a few miles away.

But it is a no bedroom house. You're supposed to sleep in the living room.
ohnonon · 25/08/2021 00:06

I live in Kenilworth so I know it's expensive but that's bonkers. 'Early viewings advised' yeah I'm sure they'll be queuing out the door for that one.

PickAChew · 25/08/2021 00:06

Floor plan for one of the Crawcrook ones, here. Bigger bedroom, kitchen a smaller utility, actual kitchen in living area. Much better layout, assuming a single person living there. www.rightmove.co.uk/property-for-sale/property-111536159.html

I could easily see a BTL investor snapping it up, doing a bit of decorating, and letting it at ~£800 a month.

There'd be a lot of foreign students at Warwick University looking for a studio.

Eatenpig · 25/08/2021 00:45

Where we live in NW £150k would only get a tiny apartment. So it's a tiny apartment with two sleeping rooms. All about how you view it!!

It's crazy how much it varies. I'm NW and have a 2 bed apartment (75sqm) which is two big double bedrooms plus garden for 100k
Etulosba · 25/08/2021 01:26

why is Kenilworth so expensive?!

Hyacinth Bucket used to live there.

1forAll74 · 25/08/2021 02:54

My three cats would quite like the little bedroom to themselves.

CornishTiger · 25/08/2021 05:55

@Hellocatshome it’s obvious from the pictures and it has a house number that’s not an like 1a meaning an add on

Eatenpig · 25/08/2021 23:51

@Teflondreams

It’s a massive rip off! How can the Midlands be so expensive? I know when people talk about London prices they are crazy, but that’s a special case… I live in the North and you can get a lovely 3 bed semi with decent garden in a nice area for the amount that tiny little death trap would cost you. Confused
Not in most of the popular city suburbs of Manchester. Not even close

The bed looks absolutely tiny... smaller than a toddler bed
Bythemillpond · 28/08/2021 10:49

I think whilst they might have thought they were being clever sectioning off rooms to make a studio into a 1bedder to get the uplift in price it isn’t fooling anyone.

EishetChayil · 28/08/2021 10:55

What a horrible house - and so expensive. Looks like a glorified caravan.

Bizjustgotreal · 28/08/2021 12:16

Leasehold. Hmm.

BigGooseyLucy · 28/08/2021 12:58

It's a solid no

Brownlongearedbat · 28/08/2021 14:48

I would turn the living room into a kitchen/living room, and then the other half of the property would be a bedroom and en suite bathroom. Upstairs would be used as storage.
The design as it is is just horrible.
