Rightmove - have you ever seen a smaller bedroom than this?

I lived in Kenilworth many moons ago!

There are quite a few of those weird 1 bedroom houses (as opposed to flats) in that area of the town. Had a friend who lived in one for about a year and it was titchy. Loved the town though and don't think it's ever so expensive.

How weird! Is this a badly designed granny annexe? Bet granny didn't shin up the pull down ladder to go to the 'no building regs' loft too often!

It would be better as a proper open plan studio and half the price.

My first question (like some other PPs) is how on earth do you get into the loft? There are no stairs on the plan although there is a great big square with a cross through it on the plan of the loft room - ladder presumably? It looks deadly.

I had a box room for a while when I was at university but it came equipped with a nice cabin bed with desk, chair, chest of drawers underneath anda small wardrobe squeezed in. It was compact but did everything I needed.

I only hope whoever buys this one doesn't need to swing a cat

Looking at nearby prices, it's meant to be a studio and the bedroom is meant to be a dressing area - there are a few of them sold in the past few years.
Good spot! So technically a wardrobe then….

I can't work out where the ladder from the loft comes out to downstairs? Nowhere seems big enough to also acommodate this!

Yes. My 2yo dd's bedroom is 5ft10 x 5ft6 We're desperate to move house because of this.

Yep. A friend lived in a place that could accommodate a bunk bed, room to get down from the bunk bed and nothing else at all. It was her daughters room. And honestly this thread comes across as sneary.
it' s not sneery to be shocked that you can legally call this "room" a bedroom.

And legal to try to talk about the "room" upstairs because it clearly doesn't meet regulations

There should be a minimum size for anything to qualify as a BEDROOM. You can have cupboards as small or big as you want, but bedroom?

I don't know why it's so expensive. Prices are reasonably high here due to the car industry and Jaguar Land Rover but we're in the Midlands, not the South East. I am genuinely baffled by this.

I mean, those tiny London flats are one thing, but they’re filling a niche - I’d rather live in one of those for £700 a month than a house share if I’m honest, and at least you step out of your door into central London. It’s not like you’re going to be hosting dinner parties!

As a pp has said , they are studio flats where some people convert the dressing room into a separate bedroom rather than a pull down bed in the living room. If you're prepared to move north they're a hell of a lot cheaper though...

I don't live a million miles away from Kenilworth and I think that's too much mone.
I quite often see posts in MN saying "Move to Kenilworth!" Why? There's fuck all there apart from a castle ruin and a freezing cold outdoor swimming pool and a prom dress shop.

Yes , you can get to Coventry and Leamington easily, which is a good thing really IMO.

It’s a massive rip off! How can the Midlands be so expensive? I know when people talk about London prices they are crazy, but that’s a special case…
I live in the North and you can get a lovely 3 bed semi with decent garden in a nice area for the amount that tiny little death trap would cost you. Confused

They'd do better to move the shower up to the far wall, extend the sitting room a bit and make that into a bedsit.

It’s not a garage conversion. Zoopla shows it was sold in 2002 and 2001. Awful design. Possibly scope for remodelling and extending?
