Guess the quote for this garden room! Would really appreciate thoughts before paying deposit

I am about to pay the deposit for a garden room, and I’m nervous because it’s quite a leap for me!

It’s a lovely local company, comes highly recommended for two separate people. I’ve seen their work and it’s very high quality. I have no concerns with the company whatsoever.

Anyway.... here’s what I’d be getting

Removal and disposal of existing shed and preparation of ground
3.3mx2.1m insulated garden room with cedar cladding
Laminate wood flooring
1 double glazed sliding door
1 full height double glazed window
3 led lights
3 external led lights
2 electrical sockets
All internal wiring
Wall mounted electrical heater

Give me your best guess for how much you’d expect the total all-in cost to be!

I think it entirely depends on which region you’re in. In the SE it would probably cost £25k.

£16-18k? Depends a lot on door type I found when researching my (mythical!) one! Sounds a bit low on windows / glass maybe?

Ones I've looked at have been £10k +, so including taking away what's there already,and all the extras I'd expect to pay £15K. Its probably a lot more than that though.

10years ago an extension that size would have cost me £30k, so as your in the SE I'm now going to say £30k Grin

I'm in London and had a quote of £25k for a slightly larger one, the base is there when the existing garage is removed though.

The cedar cladding will add a lot too.

Ime it’s the ground works and the electrics which is expensive. Ground work prep is quite a bit of man hours and the electrics depends how far from the house to the garden room they have to go.

10-15k?

We just had one built that is 3m x 4m with pitched roof, glass front, side windows, deck etc for £20k. We're in one of the most expensive places in the SE outside London.

We didn't use a local company though as it worked out cheaper not to. If you want a recommendation pm me!

Mmm, I am in NE Scotland, and my sister was quoted £40k for something a similar size. However the ground work was a chunk of money due to drainage issues.
