Guess the quote for this garden room! Would really appreciate thoughts before paying deposit

I am about to pay the deposit for a garden room, and I’m nervous because it’s quite a leap for me!

It’s a lovely local company, comes highly recommended for two separate people. I’ve seen their work and it’s very high quality. I have no concerns with the company whatsoever.

Anyway.... here’s what I’d be getting

Removal and disposal of existing shed and preparation of ground
3.3mx2.1m insulated garden room with cedar cladding
Laminate wood flooring
1 double glazed sliding door
1 full height double glazed window
3 led lights
3 external led lights
2 electrical sockets
All internal wiring
Wall mounted electrical heater

Give me your best guess for how much you’d expect the total all-in cost to be!

I'm in a similar area to you and spent a lot of time getting quotes on a proper extension vs garden room and would have said for a local company, you'd pay 16-18k minimum for what you want. Sounds like a good deal.

We’ve had a quote for 5.5x3.5 at £24K. Also removal of garage and preparation of ground, it did include plumbing though. For a smaller one I’d guess about £18-20K.
