Help me sell my house

I've made a new thread so that I can post updates for those that are interested.

Previous thread here

Brief outline is my house needs improvement and re-marketing so I've been asking for advice and going to start implementing it.

I've been following this thread with interest, but it's completely frustrating me. Frankly, do a mini paint job, get a few house plants but most of all you just need to drop the price! Lots of people have said it but it doesn't seem to be sinking in. I'm not trying to be rude or mean, I just think you need to be realistic and I want to help you! There's no point spending a lot doing it up as you'll likely just waste time and money. It really is all about the price when it comes to houses. If it's the right price someone will buy it pretty much as is. I wish you lots of luck with it all, house selling and buying can be so stressful.

One of the things I thought when I came back earlier was about the garden office room. Why isn't there a photo of that inside? And why is there an office in the house when there's one supposedly outside?

Also, you might be better, instead of putting a bed in that tiny room, paint it a nice yellow, and stick a cot and small chest of drawers in it. Buy a mobile and put a nice blind in the window and that's one room sorted. You've then got a photo that will help emphasise "family home".

I am slightly concerned for you about the electric lead so close to the cooker hob, its probably quite dangerous and could melt/fuse/set fire. (Unless its the cooker lead, but I don't think it can be as its just to a normal socket?)

OP if you want to move have you an idea of how much you need to sell for? It might be an idea to work out what you want, what your new budget is and the rock bottom you can sell for. It may be worth borrowing a bit more just to cut your losses on this house.

I have to say I’m with @HappyTimeTunnelDinosaur - we’ve recently viewed around 40 houses looking for a 4 bed detached - the vendors furniture, ‘staging’ and decor would not make a blind bit of difference to wether or not we offered. The factors important to us were location, room sizes, material condition and our estimate of how much it would cost to get how we want and that ultimately factors into price.

Same with me really. Floor plan and general upkeep is what is important to me, not throws and curtains. The room sizes and layout would have to work for us first of all. Secondly I’d expect all maintenance to be done. No signs of damp/mould etc.

It's a gas cooker but has electric ignition and clock on it.

wrt potential new development on the field behind - often they are built with wildlife corridors.
that could be a plus for your house, not having direct neighbours behind.

You can see inside on the walk through but I'm not sure it needs a photo as it's just a computer, bookcase table and chairs. We use them both, sometimes for work, sometimes for gaming.

For me, the house is just a bit bland, some paint could spruce it up! The other houses just look like they are on top of yours and that field view is lovely, but we all know it'll soon be built on.
