Why won't my house sell

My house has been on the market for nearly two years. Recently we took it off and remarketed with new agents. No viewings. We've been so patient for two years but it's getting me down now.

I just want to move on. Nothing wrong with where we live, it's a lovely little town but we have plans and this is all that stopping us. I've stopped looking for houses to buy as they are sold before we even get viewings.

Anyone else having similar problems? It's so frustrating.

Price or crap photos are the usual culprits.

It's over-priced for what it is. A lot of people are deluded about how much their house is worth or they haven't done vital maintenance on it.

Pop a link to your house on here and people can give you some advice. It is frustrating, we were on for ages and it turned out it was our dodgy agent, it did sell with the second one so hopefully it won't be long for you.

Impossible to say without a bit more information. But two years is a very long time. What do you think the problems are. It could be anything. Has the estate agent any advice.,

I don't think it's overpriced, in fact I think it's good value.

If its 2 years, it's price.

Every house will sell at the right price.

A house is only worth what someone else is willing to pay for it, not whether you think its good value or not.

You need to post a link so we can give you constructive advice but unless you live in a very slow area its normally price!

My guess is price too. Everything will sell for the right price.

We can't help you if we can't see the house. 🤷🏻‍♀️ Price is usually the problem.

Not a single viewing - It's either too expensive or too unique (small potential market).

What have your agents said about why it's not had a single viewing?

It is because the price you are asking is higher than the market thinks it is worth.

Either you reduce the price or find a way to demonstrate the value.

Always overpriced. Years ago my house was priced at 180k Estate agent yes no problem will sell at that.
Finally sold at 130k a year later after I painted the entire house white. That was 50k lower than predicted.

I don't think it's overpriced, in fact I think it's good value.

In the nicest possible way, it's not what you think that matters, it's what the prospective buyers think. If you've had zero viewings in 2 years then it likely comes down to price for the property and location.

We had some viewings with old agents and it was mostly garden too small or 4th bedroom too small or didn't want to live in a cul de sac

Mostly, if people look at the property details properly and did a drive by that could rule out suitability.

But with new agents, only a few weeks really but no viewings is so disappointing.

The garden is quite small which would put me off. And the land behind is just screaming out for development which would also put me off. I can't comment on the price as I don't know the area but I would imagine you may get more interest if you lower the price.

My personal first thought when I see a house backing onto open fields is 'when will the field be developed'.

I think its a lovely house and I would be interested in it. I don't know the area well enough to comment on if the price reflects the area. Maybe people think its too built up/close to neighbours? The aerial view photo, whilst I understand why you've done it, only highlights how close the houses are.
