Why won't my house sell

My house has been on the market for nearly two years. Recently we took it off and remarketed with new agents. No viewings. We've been so patient for two years but it's getting me down now.

I just want to move on. Nothing wrong with where we live, it's a lovely little town but we have plans and this is all that stopping us. I've stopped looking for houses to buy as they are sold before we even get viewings.

Anyone else having similar problems? It's so frustrating.

Well it looks perfectly normal to me. Nothing glaringly obvious as to why it wouldnt attract some viewings.

I can't speak for the price as I've no idea what the area is like.

Have you asked a friend to call the agent in a "I'm looking for X style of house in Y location" to see whether your home is even mentioned to them?

The price is comparable to others nearby, even under. Is anything selling?

Is there possibility for the land behind to built on putting people off?

I can't comment on if it's priced correctly, but it looks fine, no major clangers. Only 1 bathroom for a 4 bed house is a downside, so in my eyes it can only be the price that's the problem

The decor makes it look like a rental. A lot of beige & not much warmth or character in the rooms.

I’d get rid of the mould on the drive. The house looks a bit unloved-sorry.

Are other properties in the area selling and how does your price compare to those?

No horrors in the area like change of use on the field you back on to rumoured in the area?

What else can you get for £350k in the area? I have no idea, but it does seem quite small and crammed in with the other houses for a detached - 3 bed semi space for 4 bed detached money? Sorry if that sounds rude.

The photos are terrible, I’ll be honest. Bad angles, poorly lit. You could do with a few throws and decorations about to brighten it up a bit and make it more homely.

I would immediately think of new houses build right behind.

I don’t like the conservatory leading straight off the house, I’d want a door between for insulation.

Is the en-suite shower a freestanding shower in the bedroom? That would be a nope for me.

You need much less emphasis on the surroundings and exterior and better photos of the interior.

The house is about 20 years old. The land behind is a working farm (they grow crops, rape and flax) and whilst they are no current plans to build, there's nothing to say that wouldn't happen in the future.

The new builds for our town are mostly going up on the north and we are in the south. Even if it was developed, I think the price reflects that.

I wouldn't view it as a family home for a few reasons. I don't like having a bedroom on a different floor to the children and the garden and kitchen are a little small. I also wouldn't buy it as a 4 bed as one of the rooms is very small indeed. It's more a 3 bed with a slightly awkward layout and a study.

I'd expect to pay the price of a 3 bed in your area, not a 4 bed as we couldn't use the 4th bedroom for that purpose.

I would say price too, but it seems reasonable and comparitiv to others on the market. It’s quite plain, and I’m sorry, the carpets look dirty (I’d get them cleaned) but I can’t see why that would stop anyone buying.

So two years is a huge amount of time, so there is something wrong, are the fields proposed for development?

It says one bathroom, but in the details mentions an en suite. I can't see one in the drawings though. The front of the house looks soulless. So dull. You need lots of colour. Window boxes, pots full of plants would make a difference. The house looks tiny from the front and so crammed in. I know there's nothing you can do about that, but it's just dull.

It doesn’t look very ‘homely’... a bit beige and uninspiring. The other house you’ve linked to looks more inviting as a family home.
It’s very small downstairs for a 4 bed... people looking for a 4 bed house usually want a bit more family living space.
It looks a little unloved.

The land looks like it might be developed in the future, it’s one of those estates that is very much dumped there as a “phase” without even a permanent barrier from the field, so I wouldn’t think anyone who valued the view highly would go for it. If you exclude the view, the garden is very small and if you imagine another row of houses behind it in the future it quickly become claustrophobic. So I wouldn’t want to put such a big emphasis on its location at edge of estate.

This is true because we've been avoiding spending on our current house and we want to have the money to spend on our new house. We have money to buy new furniture, etc. but not much point buying it for this house when it really needs to fit/go with the new house.

We will give the driveway a scrub. It was done but time has just gone since then. Thank you.

You can find out what has been marked in the local plan as potential development sites.

In all honesty, I think the photos just look really really uninspiring. Although it would clearly be a good blank canvas for someone moving in, there’s nothing about the pictures that make me think I would have a nice, cosy family home there.

There are definitely too many pictures of the outside and fields and I would also echo other posters about one bathroom for the number of beds and potential developments on the fields behind.

Your house looks fairly priced compared to others in the area. The one you linked to has recently been reduced. Maybe the market is just generally slow in your area?

Is the land behind your house designated for anything in the local plan? It would make me wary of the purchase.

People seem to prefer a social kitchen these days - so they may look and mentally add on the price of knocking through the back rooms to create one large kitchen diner. Add in putting a downstairs loo on too (another common need these days) and it takes it from reasonably priced to expensive.

If you really want rid, knock 50k off.

The second house isn’t at all similar. It’s a proper 4 bed with a kitchen diner.

Yours is a difficult layout for a family home. Small separate kitchen and over three floors.
