Dartford/Crayford/Greenhithe

looking to buy in Dartford/Crayford/Greenhithe but don't know the areas very well - budget is £290k and looking for a 2 bed within 1.5 miles of the station - any recommendations? which area is best out of the three?

Are you thinking about schools too? They’ll be lots of debate over which area is better for secondary schools!

Crayford and Dartford stations are both within the Oyster card zone, Greenhithe is not.
Personally, I prefer Dartford & Crayford. A lot of the housing in Greenhithe is newer and on new estates which isn’t my thing.

@blametheparents thank you for replying! not thinking about schools just yet as we're not planning to have children for a few years and may have moved by then! I've noticed that the commute from Crayford is a bit cheaper - do you know which area of Crayford and Dartford is considered 'nicer'? there's a house in saint martin's road (Dartford) and a house in Ashurst close (Crayford) but it's hard to tell!

We are just about to put a rental property on in Dartford.

St Martins road in dartford is on temple hill (or temple hell as it is known around here). I would not move there if I had a choice!

Just seen that ashurst close is right near the a206 and in a rather undesirable end of crayford. I wouldn't move there either! The a206 is regularly absolutely chocka block with lorries.

Is it brewers field in Wilmington? Wilmington is lovely but not particularly well served by public transport.

Chatsworth road is very near to a large traveller site which is regularly plagued with problems and is frequented by the police. You would also have Thames road rubbish tip on your doorstep and massive traffic problems with the a206 and a2026.

Plus it runs off of Burnham road. Not very desirable at all.

@Pinkflipflop85 yes in Wilmington! unfortunately it's a 1.8 mile (/36 min) walk from the station, which isn't ideal, but thinking it might be better to live in a nicer part and maybe drive to the station in the mornings... is there anywhere in Dartford you'd recommend that's within 1.5 miles from the station? or anywhere else in kent? we're considering 1 bed, just want to find a nice area!

What about looking further afield in the Medway towns? You'd get a house for that budget.

I don't know Swanley that well - it seems like a quiet place, has some cheap housing and there are new developments near the station. I think there is an Asda and an Aldi. It's probably on a par with Crayford.

You could get a nice two bed flat in Sidcup for your budget and it's a much nicer area than any of the others.

Another area to consider on this budget is BR5 - Orpington - St Paul's Cray and St Mary Cray. They're not the best areas again but still nicer I think than Crayford, Swanley etc with access to good transport links locally and in to London.

West Dartford is one of the nicer areas, anywhere that is close to Chastillian Rd. It's about a 20 min walk to Crayford Station (about 35-40 min walk to Dartford Station. Good schools etc. Safe area

Sidcup is nice, and you could probably get a two bed in your budget.

We are at the Dartford end of Wilmington.
There are lots of areas to avoid in crayford.
We are about a 20 min walk from the station. Stir clear of the new flats in Dartford they are super expensive for where they are.
We have a 2 bed mass and it really quiet, I would suggest you drive around the areas first, some homes are cheap for a reason around there.
