So the budget is 200k max and I have found two I like;

Both houses are nice and have 4 beds although the main differences are
One is semi detached- In a naicer area
One is detached- next to hospital (dh’s place of work)

Semi has a bedroom downstairs, which I don’t REALLY mind as it will be the spare room. (For dh’s parents as they stay often)

The detached has a utility which is ideal but the semi detached has a garden room which is nice for dc to have!!

School relevance is not important as my dc attend the school I work in. And distance/commute time for me from both is much of a muchness with traffic etc! But as I said the detached is next to the hospital for DH!!

Prices are
Semi- 199,950
Detached- 199,500

What would you do??dh likes both too 🙈

Always detached for me!

Layout of the detracted is slightly better than the semi. I don’t like bedrooms downstairs.

Detached. It has a downstairs toilet and a garage.

Detached - semi doesn't have a downstairs toilet. DH's parents will have to go upstairs to use toilet in the middle of the night.

Detached has 200sq feet more. That's substantially more space and is better value.

I don't know the area but the fact that the semi is the same price as the detached says it all.

I'd go for the detached, but it depends on what the area's like. It's always location for me.

The semi has a lovely outlook onto trees - detached is also nice inside & garden is a pretty good size for that sort of development - but it does all feel a bit soulless. The occupants can't have been there long though, its all v new, and the soulessness may just be a reflection of that. Haven't looked at the floor plans tho .

We moved up here from Upperby because we have 2 young DD. From here they can ride bikes on quiet tracks, walk in the woods at Kingmoor, and, when they're bigger, get into town on their own. Depends what you want.

The detached looks good value.
The semi looks like it is top priced

The detached although it might not be in the best location looks like it is under priced.
It is also has a really nice interior

The only thing better about the semi is the garden. The bedrooms are poky and the layout poor. You buy a house for the inside, the detached is much better.

I would pick the detached it has a proper hallway, with the semi the lounge is a through room to get to the kitchen, that would really annoy me having to carry the weekly shop through the lounge.

The semi, you can eat in your kitchen and
People can sit and chat while dinner is being made. The other one the kitchen and dinner are too far away

100% detached.
The layout of the semi is bizarre. You can't get to the downstairs bedroom without going through all the other rooms.
I would only look at the semi if in a better area if there was a way I could reconfigure internally and add a downstairs toilet
