So the budget is 200k max and I have found two I like;

Both houses are nice and have 4 beds although the main differences are
One is semi detached- In a naicer area
One is detached- next to hospital (dh’s place of work)

Semi has a bedroom downstairs, which I don’t REALLY mind as it will be the spare room. (For dh’s parents as they stay often)

The detached has a utility which is ideal but the semi detached has a garden room which is nice for dc to have!!

School relevance is not important as my dc attend the school I work in. And distance/commute time for me from both is much of a muchness with traffic etc! But as I said the detached is next to the hospital for DH!!

Prices are
Semi- 199,950
Detached- 199,500

What would you do??dh likes both too 🙈

Definitely the detached. Look much bigger than the semi and there is nothing like being separate from the neighbours.

Location would be my top priority- if one is in a much nicer area, id go for that one.

If locations fairly similar and good, or one is a bit nicer, I'd go for the detached as it's a nicer house (from the photos anyway!)

Detached.
Better lay out. bigger, downstairs loo, No nieghbour noise through the wall.

Semi looks cramped and dark, all traffic from the front door has to go through the lounge.

Detached. Better commute for your husband and much more space. The absence of a downstairs loo in the semi and the downstairs bedroom may become a problem.

While I really don't like the layout of the detached- (who wants to be running back and forth to the kitchen when having a meal?) And having a washing machine in the kitchen when you have utility room would be annoying, but presumable that could be swapped for a dishwasher It looks bigger and is more attractive t than the semi. Is the area the detached house is in really much worse?

The layout of the semi is much better- I would use the garden room as a dinning room and wouldn't keep the downstairs bedroom just for guests? I'd probably have a sofa bed in there and use it as an office/playroom /snug.

The bedrooms in the semi look tiny. Plus it’s a semi.

Detached is detached, bigger, better commute for dh. Being near a hospital it should sell quickly if you ever want to move.

Without knowing anything about the area I'd say detached. It looks substantially bigger.

Detached is a much better house which makes me think semi, as the detached must be in a dodgy area.

I could buy a huge detached house in certain areas for the price of the semi I live in, but I wouldn't want to live in those areas.

I also think if you wanted to later it would be easy to square off the back taking space from the utility, so you had open plan lounge kitchen diner, or knock through into the utility and turn it into a kitchen.

Then the old kitchen could become a nice snug/tv room.

Semi has downstairs bedroom but no downstairs loo !

Detached right next to DH work is a big plus, as you say no difference in journey to your work

Also, with detached there's less hassle about noise indoors

Detached. Semi is over priced hence being on the market longer.
Floor plan is much better on the detached

Hmm. Both estates are described as quiet. How bad is the area the detached is in?
The detached seems more liveable: more storage, utility room, garage, bathrooms, 3 decently sized bedrooms, good garden. If the area is ok, I’d go with the detached (and probably put a sofa bed in the spare room so you’ve an extra living space when PIL aren’t staying.)
The semi seems a bit more cramped. No storage, bedrooms don’t seem to fit much more than beds and wardrobes, less toilets/ bathrooms, smaller garden. The garden room would end up as a dumping ground if my family lived there! What is it you like about the area? If it’s specifics that work with your lifestyle, like being able to access countryside/ leisure much more easily then I’d consider, or if the detached is in a crime ridden area, but otherwise I’d go for the detached.

I’d go for the detached, it’s a much nicer house and parking looks like it could become an issue with the detached one.

Without knowing the areas I would also vote for the detached house. It’s got a much better layout and more storage space. The semi has very little storage space - no garage would really put me off. We use our garage a lot. We’ve got gardening stuff, tools, decorating stuff, kids bikes/scooters an extra fridge-freeze etc in there. We’d be pretty lost without it. Also the semi’s garden isn’t huge so it’s not like you could really have a big shed to make up for it.

I know the semi has the extra rooms downstairs (converted garage?) but as built is a smaller house. This will show not only in room sizes but circulation space etc. Unless the hospital area is really bad (and your husband will know as he works there) id buy the detached. Don't underestimate the joy of a walk to work either for at least one of you.

Can you actually use bedroom 3 of the semi as a bedroom, though? The photos make it look as if it's being used as an office/general dumping ground (it's only 6' x 8' and the floorplan suggests that some of the floorspace may be lost to a stairbox?) We've got a room like that (but even smaller!) and, although we managed to convert it to a useable bedroom by putting in a custom-built bed, it's a bit rough on DD and we'll probably have to move by the time she's secondary age. So it's worth thinking about whether you're likely to grow out of the semi in a few years?

For that reason, I'd definitely go with the detached one!

Detatched every time , its a nicer house , close to your husbands work and no problem with neighbour noise
