Why is this house not selling?

A close friend is trying to sell this house, but it's not getting much interest. Can anyone advise on what changes they should make? Any helpful suggestions gratefully received. Thanks.

Could change the garish red curtains and the stair gate thing won’t be helping either and better photos
The one of the kitchen makes what looks like a small kitchen look smaller from that Angle
Nice from the front and reminds we of last of the summer wine
Have a bit more of a declutter
Lose any bright colours

Constructive criticism-

Get rid of all that ivy and stuff growing near the chimera. That looks awful.

Indoors, so a big sweep of all the ornaments and frames as it does look cluttered in places such as the kitchen.

The front has no kerb appeal. Is paint the front door with a more sunny colour and put a plant outside as it looks a bit bleak at the moment and being a terraced house you want it to stand out not fade in.

Looks like a lovely house. I think all that’s letting it down is the photos of the living room having so much child related “clutter”-is the big wooden thing a fire guard? And appreciate the kitchen is small but half the photo is the fridge freezer!

I would get rid of all the red. Its not in keeping with the house. Get rid also of the child mat. Is that just plywood on the top of the stairs? Kitchen looks small, it needs a better photo. Plants out the front of the house would help

Clutter. It looks tacky. All the ornaments need to be put away. Perhaps change the garish purple rug with something a bit more neutral. Even though people know this stuff won’t be staying in the house, it immediately attracts their attention and distracts from the good bits.

Also low ceilings won’t be for everyone, but that’s not something he can do anything about.

I agree with other pp. Also, price I'm afraid. I've just had a quick look on Rightmove, as I'm not familiar with house prices in that area, and I've found far nicer properties for substantially less money. I'm sorry, but I wouldn't give this house a second glance. The price needs to reflect the not insignificant cosmetic work which needs done.

The photos seem to be making the rooms look very small and are in a very strange order. It would be helpful if they were labelled the same as the rooms on the Floorplan. Reduce clutter and a lot of the toys, look at the price and new photos.

I was going to ask about the price - I think it's been reduced to £100k, what price would you recommend?

I agree about the clutter and the colours might need to be toned down. I think they'd had trouble taking a better photo of the kitchen, unfortunately.

Have they had no viewings, or viewings but no interest? I like the house but the location is awful, it's by a busy road, very near an A road, right on top of a church and school. So it will be busy and noisy, and parking will be horrendous.

I've found far nicer properties for substantially less money.

As a Londoner, this sentence makes me weep 😂 £100K as it is would only buy you the bathroom in my one bed flat!

The brown wall in the bedroom is hideous. What were they thinking?

Paint over that to match the pale walls and change the curtains.

Also the toilet seat in the bathroom needs replacing as the wooden seat is awful.

Get rid of the shower curtain as that is hanging limply and is a distraction.

Make baby’s room neutral as it will only ever look like a small baby’s room. The wallpaper needs going over or removing to update the room and remove all the baby clutter from walls and shelves.

Get rid of the red. Perhaps put some neutral/grey throws on the red sofa. I think it looks quite dated imo

I've just seen another house in the same row sold for 66k last year, house prices haven't gone up at all 50% since then. They're wildly overpriced.

Have also just noticed that the lights are on in all the rooms. To me, that suggests the house is dark and dingy without artificial light. If this isn’t the case your friend needs to get the stent to return and take photos with lights off.

I think the main problem is it looks like nothing has sold in the nearby area for well over a year although there are properties on the market. That suggests some kind of issue - I don't know the area at all so can't comment.

It would also worry me that this house and others are on the market for less than the owner previously paid for them.

Presentation is one thing but if no one is buying in the area it doesn't matter how good the house looks.

The house is gorgeous and really attractively priced. I don't know about the location or if there's an issue there but the actual house itself is absolutely darling. Like others have said, the clutter is maybe making it look smaller or more crowded than it is.

I'd get rid of the rugs/mats (purple and red clash) and all the random boxes/ottoman things that are scattered around (they're great for storage but they make the rooms look smaller), store away the toys and try to take some pictures that give it more of a roomy/airy feel and just give the place the same treatment when people come round.

I'm guessing that the existing owners are looking to move because it's not ideal as a family home, but there is baby/toddler stuff everywhere, so it's probably painting a mixed picture for the people who are likely to buy this place, which would (in my opinion) either be first time buyers looking to get on the ladder, either as a single person or couple with no kids, or even an older couple looking to downsize. Think about the people you're trying to appeal to and maybe go from there.

I don't think any of the furnishings or decoration are in keeping with the house at all.
It needs a huge de clutter and it needs to be re decorated and "dressed".
Agree with all other pp comments.

I think they need to make it look more like a country cottage. A fresh paint job, some kitch wooden hanging things, flowers. You know the type of stuff which scream warmth, friendly etc.

I suspect they're keeping it at that price because they need to sell for that much to buy their next home, so not sure if they'll want to drop (even if they need to). I think the other house that sold for £66k didn't have the basement level...

It’s a lovely little house. The first few pics the decor and furniture look a bit studenty/dated. And maybe the photos taken make the top look a little bit oddly shaped. But lick of paint and a few new bits should be fine.

It's a cute cottage but the decor & furnishings don't feel right for the style of house.

It's got a lot of things which are my personal no-no's (beams, stone fireplace, red, eyelet curtains, fake leaded windows, corner bath) but that's just me.

Are white goods in the kitchen staying or going? Because they don't match & the washing m/c sticks out & so does whatever's behind the nearest cupboard door.

Just noticed in the photo of the front of the house, there are black streaks on the brickwork: are the gutters OK?

I'd agree with de-cluttering & trying to make it look a bit calmer & more co-ordinated. Unless local taste is different, I'd say go as cottagey as possible.
