Why is this house not selling?

A close friend is trying to sell this house, but it's not getting much interest. Can anyone advise on what changes they should make? Any helpful suggestions gratefully received. Thanks.

That, together with the open drop to the side of the stone stairs, means it probably hasn't got building regs.
Why would anyone apply for building regs on an original staircase in an 18th century weavers cottage? The stairs were there before building regs were a thing!

@NewIDNewme because they have changed the usage of the room. If the stairs are to a storage cellar which were the original use or even to a utility room then that's fine. Once you change the usage to a habitable room such as a living space or bedroom you need to follow current day standards.

I think too that the price is too high. It is a nice house but if I were buying it, I would want to do a fair bit of work when I moved in (replace bathroom and kitchen), and I wouldn´t be prepared to pay 100 000 before starting that work.

The thing is Tattie no one does in those circumstances and hundreds of houses like that are sold and bought every day if the week and no one gives building regs a second thought. If it's been used as living space of some sort for 10 years or more building control can't enforce compliance with the regs anyway.

Someone upthread posted a second listing of the same house and on Streetview, when I eventually got to the correct street, it was for sale with Your Move so they clearly want to sell, but buyers are being put off.

I think some styling and dressing as a character cottage is needed both inside and outside. Looking at interiors magazines or Pinterest or just googling would give some ideas. Perhaps more neutral traditional colours, some non ceiling lighting to make the place look brighter and lighter and get some new photos, as they aren’t good quality or showing things off to the best they could be. It doesn’t look hugely cared for and if there are lots of similar properties for sale needs some wow factor.
