Why is this house not selling?

A close friend is trying to sell this house, but it's not getting much interest. Can anyone advise on what changes they should make? Any helpful suggestions gratefully received. Thanks.

It's a lovely house and pp are right that the cheaper properties are smaller and don't have the big loom room in the basement.
It must be the area; is there an issue with the area or is it just that things have slowed right down there?

Don'tDribble, yes, you're right. I think most tiny terraces only have one bathroom though, but I guess many are only on two floors.

Knittedfairies it's a big cupboard.

I don't know much about the area these days, I don't live very close any more. I don't think it's rough though.

I see from the street view on the listing that it's opposite a pub which some may find off putting, but on googling it seems that the pub closed down and is now a house.

There are several on the same street for sale. This rings bells so may be coincidental but is likely to put buyers off.

It looks lovely me a lovely well kept home. I wouldn’t bother painting anything but would try to tone down the red and purple, remove the personal stuff. If you know you’ve got viewers coming get a nice hamper to hide all the kids toys in quickly.
Def try to reorganise rooms to show a dining room and designated living space.
I would jet clean the outside slabs and maybe add a small table/2 chairs in the patio are. The pots look a bit unkempt so possibly remove a few and replace with something nicer?

I think you want to appeal to future buyers aspirations and remove your own personality from it? (Your friends, not your personality)

If they're getting viewings, but not offers, the price won't be far off as people wouldn't even look at it if it was vastly overpriced, but the price they want/need for it is irrelevant and they could have a very long wait if they refuse to drop the price.

Isn't £100k for a terrace that needs some updating in Blackburn overpriced?

I don't think anyone could argue that a basement adds 50% to the value of a house?

Lovely though and could be fab without too much spent on it. Ultimately, it depends what else £100k can buy you in the area.

The one big thing that would put me off is the kitchen. It is tiny.

Other things are the deco and the price.

@munemema Yes. I think they've fallen into the trap of setting the price they need rather than the price they can get.

I know the area well. There are no problems around there, good transport, schools and road links.

Revidge used to be one of the more expensive areas of the town so I am surprised to see the price really, although I don't keep track of housing prices now. I don't think it helps with the sheer amount of new, affordable housing that has sprung up recently in other parts of the town - when you can spend another 25k and get a brand new, 2 bedroomed house with garden, it makes selling the older terraces harder.

But yes, it needs decluttering and neutralising a bit. And a good clean, it looks a liitle unkempt in places.

(Back in the day when the pubs were open, that house would have been on the market no time at all. There used to be 'The Revidge Run' which consisted of 12 (I think!!) pubs along there....had some great times doing that!)

Same street - though this one doesn't have the basement space the floor space is much more workable and the neutral decor makes it much more appealing to look at.

Do people not scrub their front every day in the north anymore? You used to see rows of women people scrubbing the step every morning in those houses that open onto the the street. My Gran would have been appalled, Grin

The price is wrong, looking on rightmove you can get a 2 or 3 bedroom semi with garden and of road parking for 100k

Yes, that one is nice - the kitchen looks much bigger. Though I'm bemused to see one of its features is that it's close to Westholme School - I'd be surprised if many people in the market for a £95k house could also afford Westholme's fees!

It's TINY. Teeny little rooms with very low ceilings. And the furnishings make it look smaller. Second bedroom with the cot - is it big enough for a bed?

Also it's not a quick fix but the leaded windows are dreadful.

Not something that could be changed cheaply to sell but the leaded windows would put me off, they don't look in keeping with the style of house and I'd be conscious of the fact that I'd need to be paying out thousands to replace them.

What height is the basement ceiling? Going by the space above the TV it looks as if most adults couldn’t stand up in it (or would be knocked out by beams all the time)

Bedroom two is 8'11" by 6'10" so definitely big enough for a single bed.

It's nice little house for someone looking for a nice little house.

It could be fantastic with some time and money but first impressions could be improved very easily.

Livingroom - get rid of the ornaments, is there an elephant hanging from the ceiling?! Put away the remote controls and plump the cushions, why would you allow an agent to take it like that/why wouldn't the agent tell you?

The bedroom is fine IMO, I quite like the brown wall although dated. Not sure what the spotty thing is.

Garden needs a really good clean and tidy, it could be beautiful - my dream is a stone courtyard garden. Jet wash, get control of the ivy, be more selective about the pots and plant them up properly. Small table and chairs.

Clean the front steps! And either get bigger nicer pots or get rid of the pots.

Make the basement look like a proper grown up living room - I like the suggestion to move the table upstairs, no-one fancies carrying dinner downstairs, as evidenced by the table looking unused and cluttered. Hide the toys. Plump cushions put away remote controls!

Get rid of the first kitchen picture, it looks much better in the second, they don't need two.

Bathroom isn't going to be to modern tastes but apart from taking down the curtain, not much can be done easily there.

You can see clutter on the windowsills from outside, get rid.

That said, whether it's worth £100k or not is what will really make the difference.
