Why is this house not selling?

A close friend is trying to sell this house, but it's not getting much interest. Can anyone advise on what changes they should make? Any helpful suggestions gratefully received. Thanks.

Tbh I'd rule it out straight off on the basis of all the steps. Bloody nightmare getting a pram/toddler,/shopping in.
I realise that's not particularly constructive but I wouldn't view it on that basis

WhenPushComesToShove · 25/07/2019 12:00

After a quick glance at the pictures and not knowing the area, I would say the old House Doctor rule of neutralise, minimise, depersonalise (I think that was it - all with Zs as she was American) but honestly it's always about price. Anything will sell in any market at the right price which no doubt won't be enough for the owner...

Widowodiw · 25/07/2019 12:02

My late husband physically wouldn’t been able to live in this house as the ceilings/ beam look low. He was 6ft 7 and we had to pass on a house because of this. If they are not low and just the angle of the photos you need to get photos redone.

ifIwerenotanandroid · 25/07/2019 12:06

@Widowodiw

My husband's tall, too, & we've had to rule out local cottages because he'd be forever hitting his head on the doorways!

RubberTreePlant · 25/07/2019 12:13

Photograph the kitchen again without the fridge freezer.

Paint the blue wall in the garden white.

Replace the front door with a timber or composite one in traditional style.

As others said, lose the clutter and red items.

Hold firm on the price.

alittlerayofsunshine · 25/07/2019 12:21

@RedHedgepig

I'm not gonna lie. I fecking LOVE it. It's gorgeous. I know some may disagree/call it dated etc... But it's right up my street. It's old and cobbly and quirky, and I love the decor. (I got my first house in the early 1990s, and had a similar style then, and have kind of always liked it...)

The price seems good. Unless it's in a shitty/rough/crime-ridden area, I don't get why it's not selling...

Maybe drop to mid 90s.. (£97,750 or so..)

Derbee · 25/07/2019 12:27

Cluttered, dark, awful colours on walls. Terrible stair gate thing, too much wood everywhere. It looks like it would smell damp.

RedHedgepig · 25/07/2019 12:27

Thanks @alittlerayofsunshine! I think it's cute but I guess it looks a bit lived in at the moment.

I'm not sure if the white goods will be staying - I'd guess not.

The garden needs tidying up and pressure washing all that grubby stuff off too

RedHedgepig · 25/07/2019 12:27

It didn't smell damp last time I was there...

Not a clue. I’d snap their hand off for it if I didn’t have 3DC Grin

A lot of people won’t be able to see past the clutter and the colours.

De clutter, paint neutral colours.

WhatTheAbsoluteFuck · 25/07/2019 12:29

Also maybe set up the living room as a dining room? There’s no table and I wouldn’t carry food downstairs to where the table currently is.

PoppingOneOutIn2020 · 25/07/2019 12:29

No grass, outside looks cluttered, the red colour throws people off, very narrow kitchen.

Isitweekendyet · 25/07/2019 12:30

Revidge isn't the greatest area and seeing as the other house went for 66k I would say it is over priced.

I wouldn't say that having the basement is worth 40k so I would drop it by 5k and see if that garners any interest, if not by 10k what do the Estate Agents say?

Also I could barely see the house for all the clutter. Insides desperately need streamlining, especially with all the baby stuff!

There's little curb appeal, plants would make all the difference and the yard is in desperate need of a power wash! and a good declutter - the chiminea is being eaten by ivy!

The house looks very unloved and it's sad because it has lots of potential, especially to the right family.

Clear ornaments etc away in every room. Have they considered painting the exposed ceiling beams white? very easy to do. Would open up a lot more light. Get rid of the brown feature wall, make whole bedroom walls white, change curtains. Get rid of red rugs. Bathroom needs sprucing up - Not sure what the thing behind the toilet is? should be painted and all ornaments on windowsill behind toilet need removing. Toilet seat needs to be white to match. Shower curtain needs to be placed better - looks terrible and the vanity cupboard looks like it doesn't shut properly, what is the wooden thing in front of the vanity? also get rid of blue floor mat. Kitchen - Hard to see, but looks like dryer(?), fridge and stove don't really match rest of kitchen. Think the angles of the photos make house look pokier than what it is.

FlamedToACrisp · 25/07/2019 12:31

I like the house, but it doesn't feel cottagey, which considering its major plus point is that it is a character property, is missing a trick, I feel. All the furnishings are inappropriately modern and too bland - that grey chair, purple rug and sea picture in the lounge, for instance.

I'd get rid of all the modern bits where possible, take down all the pictures and ornaments and baskets and wall-hangings and clocks and especially that blanked-out picture in the lounge, presumably a family photo. If it's too full of the current owners' family, viewers can't imagine themselves living there.

The child clutter makes it look very unappealing, and the weird wooden thing at the base of the steps is very ugly and makes it feel too dangerous for children. With only 2 bedrooms, it's really too small for a family, so unless it's much cheaper than local 3 bedroom places I can't see a family buying it. I realise it's hard to clear kiddie clutter when kids live there, but it would increase chances of selling if the toys are put away.

Agree 100% with PP that the brown wall does the main bedroom no favours. And that cushion on the bed looks like a strange slug and doesn't match. Is bedroom 2 big enough for an adult single bed, because it doesn't look it?

notangelinajolie · 25/07/2019 12:39

To much colour noise.
So fresh paint the whole house. Preferably white or a shade of white and white skirting and doors. The brown is awful. The rugs are awful.
Get rid of anything red it is tacky.
And the clutter needs to go.
And better photos will help. The kitchen one especially.

Idratherhaveacupoftea · 25/07/2019 12:39

You'd hardly get a garden shed for that price where I live ☹️

RedHedgepig · 25/07/2019 12:41

To be fair, you'd be hard pressed to find a traditional Northern small backstreet mid-terraced house with a lawn so I doubt the lack of grass is putting people off! I concede on the other points though.

I wonder if there is a little psychological thing going on with the price. Should it actually have been marketed at £99,950 to get past the 6 figure stumbling block.

House is lovely, just a bit of decluttering and re-arranging needed. (And taking the gate off for the pictures)

RedHedgepig · 25/07/2019 12:48

Does anyone think it would work better to have the front room as a dining room, and the basement as the lounge?

OP posts:
Knittedfairies · 25/07/2019 12:49

What's the big varnished garage door thing in picture 12?

DontDribbleOnTheCarpet · 25/07/2019 12:49

It looks as if the only toilet is on the top floor, so if kids are in the family room, for example, they have to go up two flights of stairs every time they need the toilet. That wouldn't work for a lot of people, including me.

pinkteapoops · 25/07/2019 12:54

I'd paint the windows and door frames, window sills white inside and out. As well as that big shiny wooden cupboard in the lounge. Make it all feel much bigger and brighter.

Remove the clutter. More neutral colours throughout.

I'd fix the guttering too and get the walls all cleaned because it's obviously leaking. Which would put people off because of potential damp etc.

Pressure wash front stairs and back garden. Paint front and back railings cast iron black or slate grey.

Is that a carpet in the kitchen? If so I'd remove and put a cheap laminate/vinyl down. Carpets in kitchens are grim and would always put me off.

hidinginthenightgarden · 25/07/2019 12:57

I probably wouldn't even view the house based on those pics. Clear all toys and clutter out. Obviously you can put the toys back after but they shouldn't be in the pictures. It doesn't look good at all.
The browns and reds make it look really old fashioned, almost B&B like.
