Landlord!!

Hello, I’m hoping for a bit of advice please.

My tenancy is due to end on the 2nd of May with my private landlord. We have the keys to our new house so have been gradually moving everything over. We had an inspection of the property last week and the landlord was happy. I mentioned we needed to re-paint the walls as my daughter had drawn on the ones in her room (happy to re-paint and pay for paint etc) he was happy with this.
However we received a text today stating he wants his keys back this Tuesday (23rd) as he has new tenants moving in Friday (26th)

Is he allowed to do this? We were going to use our final 2 weeks to make sure the house was as we moved in but now we can’t. We have deep cleaned the house it was only the painting left to do. We have also paid up until the 2nd of May too.

Wow, so he's got two lots of rent and is planning on keeping the deposit.
I hope the deposit is in a proper deposit scheme.

You still have a valid tenancy so he is a complete CF. So he’s got your rent, new tenants rent and wants to withhold your deposit! I’d speak to citizens advice or maybe CAB as well. At a minimum he should refund your last 2 weeks rent and your full deposit.

Also make sure this is documented. Your deposit should be held in a deposit protection scheme. You’ll then be able to justify why the house hasn’t been returned as you took it on.

Has he changed the locks OP? If not then I would move back in to the house until the 2nd of May and make things very uncomfortable for the squatters.

Oh my word he’s a cheeky bastard. He cannot just move them in until your tenancy ends without your agreement and even then surely he needs time to repaint etc He thinks he’s going to get rent off both of you for the same two weeks ? Fight this with all you’ve got .

Massive cheeky fucker. You need your rent and deposit back.

If he hasn't changed the locks, go in and stay put. Let the squatters call the police. If they turn up show them your tenancy and tell them that the squatters are in your home.

Even if he has changed the locks bang on the door till they let you in. Or call the police yourself and tell them there's squatters in your home.
Then take the scummy landlord to the cleaners.

Totally outraged on your behalf.

I think your LL is a contender for CF of 2019. Letting new "tenants" move into a place that's already rented to somebody else!

Why have you reported ot to the council ? It is nothing to do with them. You have case in civil law against him.

@OKBobble when I was living in shared (private) accommodation someone was evicted without notice and the council intervened, so they may get involved in situations like this.

Do you have tenancy deposit protection? It’s a government backed scheme whereby your deposit (bond) is not given to your landlord, it’s held until you end your tenancy, for whatever reason. It gives you the right to contest any accusations your landlord might make about the property and how you left it.
