Dh and I are currently in the process of turning a stable block and barn into accommodation that we’re planning to let out for holidays. We’ve read hundreds of thread about layouts and welcome packs etc. but there are three sticking points that as yet we can’t decide on. So please help if you can!

Firstly the cottage will be in the grounds of our house but will have separate drive, garden and look like an entirely separate property. If you were staying there would you like to know that the owner lives at the bottom of the garden or not? Pro’s are that we can be there immediately if there’s a problem and we’re both as knowledgeable about the building as we can be so should be able to sort anything there and then. Cons being that people may feel we’re keeping an eye on them and not be able to relax properly.

Secondly a hot tub? All the agencies I’ve spoken to have said to definitely get one if we can afford to as it immediately pushes the house up a grade in terms of charges. I hate hot tubs —filthy sex ponds— and can’t see their appeal at all. The house will sleep up to ten so groups will generally consist of two or more families if that changes anything at all. The cost of buying and running a hot tub would easily be covered by the bump up in charges but I think the category it puts the house in means I’d need to buy a lot of other things to justify it too.

Thirdly a secret den. The the back of one of the built in wardrobes there’s a door about 80cm high with a room about 2mx2m behind it. My dc’s have turned it into a little den with fairy lights, bean bags, nice photos on the walls and they often go in there for a bit of peace. I think it would be great to keep it and do a series of clues for families telling them how to find it. Dh is not keen at all and thinks it overcomplicates things. He thinks kids could get ill due to it being too stuffy and get co poisoning or something.

Nope to knowing the owners are close. Just day we have a telephone number and are available to answer queries.

Hot tub- not fussed. Would prefer a Netflix or now tv subscription

The den- maybe but not if it is a health and safety issue. Might be a better place for you to store additional Crockery and bedding for when it needs replacing.

I stayed in a converted barn in Devon. There were a few there. At the bottom of the owner’s substantial harden, bit did have a separate drive and parking area. Also had a hot tub. We loved it. We paid more for the hot tub, compared to other similar type holiday lets. only I used it (so no sex in the tub). I actually searched for holiday rentals that had a hot tub because for me it was a treat. Go for it!

I would not stay somewhere next to owners it’s too intrusive. I would be annoyed if you tried to hide it.

Secret den sounds awesome! Perhaps clues for the kids, but a bit more explicit/obvious instructions for parents would be good.

My SIL has 2 big holiday lets and one has a hot tub, but the other has a sauna in the garden, which she says is just as attractive?

As to knowing you're at the bottom of the garden, I'd rather not know - you can let renters know you're local and can help quickly if needed, without saying exactly how near...

1, I would make it aware that you live on the premises nearby.

2, no to a hot tub. You would have to get insurance for drowning, scalds and probably people who get a rash and want to sue you.

3, secret den sounds great but again could lead to accidents or death by idiot customers.

Always presume that your customer may not have the same common sense that you do and also allow for customers out to scam a freebie or compensation.

Owners close- If they were close I would want to know. Feels a bit weird to find out they were there all along if we did need to contact them. I wouldn't think you were spying on us, and separate drive + garden keeps it pretty separate (no idea how to phrase that without saying separate twice haha)

Hot tub - I wouldn't care about a hot tub if it sleeps 10, could be worrying with DC etc. I have in the past gone for hot tub but I always worry about their cleanliness and I would probably rather play less and no hot tub.

Den - this sounds really cool. It would definitely be a plus for me!

Can you see the cottage from your house? I would feel like we were being watched too.

I have seen some dirty hot tubs so it is a no from me. Tan, hair dirty people, ew. Maybe a 2person jacuzi bath tub or something that can easily be emptied and cleaned.

Although the den sounds nice if anything was to happen to a child while up there you would be liable for telling them it is a den!!

You can't withhold information about the owners being at the bottom of the garden. I would be very pissed off indeed if this was hidden from me.

Owners. Knowing easy connection is useful as there will be someone if problems occur.

Hot tub. I dislike them but it sounds a group thing which a place for 10 is I suppose. It would probably put me off due to higher price for something I wont use but it might bring you a market that doesn't include me. If you live somewhere whete there is nothing really, perhaps it a good idea to draw holidaymakers.

Den. Again not interested but could be useful for storage.

Id want decent TV, netflix perhaps, nespresso machine, quality complimentary toiletries, really comfy things like beds and sofas, decently equipped kitchen, parking. I. E get the basic stuff right.

But thats just my view. Not necessarily a good reflection of the holiday market.

Owners that close - I wouldn't want to know because I would feel like they were constantly going to be watching

Hot tub wouldn't put me off but I wouldn't use it filthy sex ponds

A secret Den sounds awesome but I think you would need to make it clear exactly where it is rather than leaving clues in case the kids run off with the clues and vanish into the den. And it might be a pain for you to crawl in after every guest to clean

  1. Yes, let people know. It’s also handy to know if something goes wrong.
  2. I hate hot tubs but definitely get one. They do make holiday let’s more attractive to people. The fact that it’s a search criterion on most leggings websites indicates this.
  3. Sounds great but I also agree with the point that it might be useful for hidden storage for you.

Owners being close at hand wouldn’t put me off at all, just make it clear that it’s completely self contained etc.

A well maintained Hot tub is a nice feature to have and definitely would add value to the rental,perhaps it could be an extra? Renters not wanting the hot tub can get a cheaper rental etc.

Things I like in a holiday rental, is dishwasher, washing machine, walk-in shower, two toilets, wi fi is essential, Sky or at least DVD player. Parking.

Little Den-is it actually a health hazard? Surely if the door is open there's a flow of air into it?? And wouldn't think its so air tight you'd suffocate in there. Presumably your kids are fine!. However if its full of soft furnishings aimed at kids it might be a lot of work cleaning it.

Can you move the wardrobe and open it up as a reading nook?

Or as suggested use it for storage

It would not bother me at all about owners being neighbours.

I would not bother with a hot tub - I don't like them at all...yuck!

Agree with driftingcloud Netflix or NowTv subscription would be good.

I like the idea of the secret room for the kids...maybe just mention when guests arrive.

We hired a holiday house last summer which slept 12, we actively looked for 1 with a large hit tub. The owners lived next door and popped by every morning (before 8 so they didn't disturb us) to test water etc, which did feel a little odd but we didn't really notice.

I think you probably don’t need to tell them that you live close. I would never stay on the owners property again after a hideous experience on the Isle of Wight last summer staying in the ground floor flat of the owners house where she came and screamed at me because of the amount of noise my toddler was making.
I think like your dh, block off the den - just one less thing to worry about.
I wouldn’t really like a hot tub, but then I’m super paranoid about small children and water.

The owners being that close wouldn't bother me at all, I've done it and its never been an issue because the owners weren't intrusive.

I like a hot tub in smaller accommodation but not for groups. What I would love is table tennis and the sauna idea is good too.

Den - children would love this. I like the idea about clues but given to the parents to pass on to the children so they can check and decide if it's suitable for their children.

Wouldn't bother me in the slightest that the owners live next - I've stayed in a lot of lets with the owner's house literally visible outside the window. Couldn't care less so long as they aren't knocking on the door every five minutes wanting to know if everything's OK or otherwise intruding.

Hot tub - No. Have no interest in one and wouldn't use it.

Den - not fussed either way but if the DC were still small they would have loved it but it wouldn't have particularly been a selling point.

What I always look for - wifi, log burner, nice sitting out area that isn't shared.

  1. Best to let them know especially as it will help prevent people renting it for parties.
  1. I actively avoid hot tubs. Death traps for children (and wasteful if the garden in enclosed because responsible parents won’t be able to leave children out) but may be worth if you live in Essex.
  1. I would just use that as a storage room to store all of the associated stuff. Last thing you want is children creeping in there and unwitting parents loosing their minds with worry. At the very least don’t make it a surprise if you are going to jeep it a den.

I've stayed in a holiday cottage on a farm which was opposite the owner's house. I didn't mind one bit (though this was pre-DC, if that makes a difference).

I'm 32 years old and have never used a hot tub. I can't say it would be a massive draw for me, though I would try it out it if i happened to stay at a place that had one. DH has been in one and absolutely hated it, so he would actively avoid holiday lets with one.

I think the den is a great idea - just leave clear instructions for parents.
