Dh and I are currently in the process of turning a stable block and barn into accommodation that we’re planning to let out for holidays. We’ve read hundreds of thread about layouts and welcome packs etc. but there are three sticking points that as yet we can’t decide on. So please help if you can!

Firstly the cottage will be in the grounds of our house but will have separate drive, garden and look like an entirely separate property. If you were staying there would you like to know that the owner lives at the bottom of the garden or not? Pro’s are that we can be there immediately if there’s a problem and we’re both as knowledgeable about the building as we can be so should be able to sort anything there and then. Cons being that people may feel we’re keeping an eye on them and not be able to relax properly.

Secondly a hot tub? All the agencies I’ve spoken to have said to definitely get one if we can afford to as it immediately pushes the house up a grade in terms of charges. I hate hot tubs —filthy sex ponds— and can’t see their appeal at all. The house will sleep up to ten so groups will generally consist of two or more families if that changes anything at all. The cost of buying and running a hot tub would easily be covered by the bump up in charges but I think the category it puts the house in means I’d need to buy a lot of other things to justify it too.

Thirdly a secret den. The the back of one of the built in wardrobes there’s a door about 80cm high with a room about 2mx2m behind it. My dc’s have turned it into a little den with fairy lights, bean bags, nice photos on the walls and they often go in there for a bit of peace. I think it would be great to keep it and do a series of clues for families telling them how to find it. Dh is not keen at all and thinks it overcomplicates things. He thinks kids could get ill due to it being too stuffy and get co poisoning or something.

Fairly mixed on the telling them where we are. We’re planning on using an agency for the first couple of years. I thought if we told the guests where we were they could knock for us first and hopefully save a bit of money on agency call our charges.

Hot tub would knock us into the next price bracket and our house looks fairly rubbish in comparison to the others in the area.

A reading nook sounds lovely for the den. It’s not really adult suitable thought as it’s a half height ‘room’.

We’re planning on having table tennis in the garden and a table and some seating on the patio bit. The rest of the garden is really steep (typical Devon fishing town) so at the moment it’s just grass. We haven’t got a wood burner or fireplace unfortunately as no chimney. I’d have loved to put one in but it’s ridiculously expensive to do it from scratch.

Thanks for everyone’s thoughts. It will all be worth it one day.

We stayed in the annexe to the owners' place and were aware of that but not a word from them all week, not even a knock to say hi, if there's anything you need just let us know, which I found rather unfriendly.
In contrast we stayed at another annexe to an owners' house, and they were friendly and advised on where to go and what to see etc, but the woman's brother and his children were staying with her and they were in and out of the pool which was meant to be exclusively for our use! My dds didn't care and it was nice for them to have playmates so I didn't mind that but it made me too self conscious to use it with a strange man around.
I wouldn't use a hot tub or would maybe just try it out but I suspect the dds would. I wouldn't book somewhere on the basis of them having a hot tub.
The dds and i suspect most kids would love the secret room.

Don't care about owners living close by but you could always mention that you leave clients alone.

No to a hot tub. It would put me off a property.

No to the hidden den. It would also put me off a little as I would try and avoid places that are aimed at kids. I always think that places aimed at kids might be a more scruffy.

  1. Yes to letting people know it is next to the owners. You could market it by saying owners are nearby to provide any assistance if required.
  1. I despise hot tubs personally. The guy who owns the house next to our holiday home has one, and I think it does attract a certain type of customer. Would it attract hen / stag parties, and is that what you want?

1, wouldn't bother me if owners were near by as long as you didn't come across as nosey!
2, I don5 like hot tubs as think they are germ pits/sex ponds!
3, yes to den if totally safe. Could you either get rid of the door or have a padlock so you can check with each family?

We stayed in an airbnb last year where a hot tub was optional...they had a worked out a deal with a local hot tub hire company, they installed it the day before we got there and removed after we left.
Could be an option as then you wouldn't have to deal with emptying/cleaning

Take door off den so not dangerous/scary? Otherwise I would worry about my littlest getting stuck! Could be a great play space.

I'm not keen on the owners being next door.
I actively avoid hot tubs. I'm not sure how clean they are so wouldn't use it, and I resent paying for extras I don't use.
I wouldn't care for the secret room either.

The hot tub and secret room would make more work for the cleaner too.

  1. I wouldn't advertise the fact you were just at the end of the drive. No reason for anyone to know, if it were 'advertised' then I would lean towards it being a negative, thinking I would be being watched, rather than a positive as you being on hand. I wouldn't mind, if I found out - don't epect you to lie if asked, but I wouldn't see it as a selling point.
  1. Hot tub - I wouldn't want one personally. Really don't like the idea of one. Do you think it would change the 'clientele' to hen parties / groups of young adults rather than families? I suppose it depends who you want to attract
  1. Den - no. I'm with your dh. I'd just use it to store spare quilts etc.

It’s not really an area that many hen/ stag parties visit so I don’t think that would be too much of an issue. We are definitely aiming it at families - in terms of kids stuff we were going to leave some brio, a little wooden kitchen and Lego, I think those seem to be the things that are always played with and can still be played with if certain bits get lost. Then table tennis in the garden. Probably a chess set, monopoly and scrabble for adults. I’d love to put a football and goal in the garden but it’s just way too steep.

I want to paint the house a daft colour as then people will be able to spot it in paintings of the harbour. Dh won’t let me though, boring git.

Letting two properties, the guests have no idea where we live, except that we are nearby in case of problems.

No-one has mentioned the noise of late night partying from folk enjoying themselves in a hot tub. Neighbours will complain. I would not want to hear it either. We had a hot tub, it was a pain to balance when DC`s had a pile of friends pile into it, we then had to top up and rebalance it.

  1. Ok with owners nearby, have had this many times and only once was it at all intrusive( nosy owner kept popping in)... other times it has been a boon eg night time power cut.
2.hot tub would be of no interest although a friend has a small couples types of holiday let and they feel it is a plus point as far as getting let's is concerned.Also , while my children were young it would have put me off, likewise swimming pools, as I wouldn't find it easy to relax .

Could you have a fire pit in the garden and a BBQ?

I wouldn't get a hot tub - it would take a lot of cleaning after each family, wouldn't it?

I would have a padlock on the secret room and give the parents the key - it's up to them whether they let the kids use it. Perhaps put a bell on the back of the secret room's door in case anyone gets stuck!

We removed the hot tub from our holiday let - you REALLY have no idea what some people leave behind in them. Filthy animals.

I find people prefer Sky tv and Netflix, a really nice all weather seating area and little personal touches. I have a weatherproof box just inside the gate of our let where I leave fresh eggs, bread, a nice bottle of wine or some home made scones/home made jam midweek.

I always tell people we live in the next door house but we're separated by a massive hedge and have a separate drive. I always let people know I'm available if they need me.

I wouldn't do the den tbh it's not something people will specifically want to holiday at your let for and might find it a bit odd.

  1. yes. It wouldn't put me off at all. Would also ensure you don't get late night parties I think.
  2. No hot tub. Your house sells itself for family groups and I would be worried about the drowning risk unless it was in a locked room.

My husband would think he had died and done to heaven if I found a holiday let with one of those small pools with a current so you swim on the spot.

Please, please, please leave out a dish cloth, tea towel, washing up liquid, salt and pepper. All very irritating things to forget to take and then have to go out and buy when you're only there a week.

Don't have a problem with knowing owners are close by. Would like to be left alone and just maybe have a number to contact you if needed. Don't like when owners greet you etc Hmm

I'm not a fan of hot tubs myself but my kids enjoy them so last few times we've been away in this county we have stayed somewhere with a hot tub. They don't go in it for long but it's nice to have.

The den sounds fun as long as it was safe. Wouldn't bother with the treasure trail tho.

We recently stayed somewhere that sounds very similar to your set up. Converted stable, own access, garden etc but the owners house overlooked 'our' garden and hot tub which made DH and I a bit uncomfortable.

  1. I have a hot tub. I'm very careful about cleaning it. It takes fourteen hours on a summer day to heat. Nearer twenty four in winter. I'm always confused when staying somewhere with a hot tub that claims it's been cleaned if the previous guests left at ten and we arrive at three. I do not think it's possible, though am prepared to be corrected.
Even if it's a case of not emptying every let (Shock) someone is going to lose a days use somewhere. Agree when we have had one on holiday owners have been round daily to check it.

Love the idea of connecting with a local company so it's their problem. Hot tub available on request subject to X amount per week. Perfect.

  1. I’m more than happy to be near the owners. One let we were in had a dishwasher that didn’t work. The owners couldn’t help, so we had to unload it all and wash it by hand. Not the end of the world, but there was about 3 days worth of dishes in it. The last holiday let we had the owners were on site, and couldn’t so enough for us. She thought the kettle was broken and dashed out to buy a new one. She made us cakes and scones, and left a welcome tea tray, with milk in the fridge.

Musts

  1. Decent Wi-Fi
  2. More than one toilet
  3. King-sized comfortable bed with no footboard (OH is very tall)
  4. Instructions on how to use all electric items/gadgets/heating etc
  5. Off road parking
  6. Well equipped kitchen
  7. Decent lighting

If your house is near a beach it would be nice to provide buckets and spades, and maybe lines for catching crabs.

No room for a swimming pool. The hot tubs I’ve been looking at have a solid cover that can be locked shut. Even with that I don’t think I’d be too happy leaving my dc’s alone near it so I can’t imagine other parents would either.

squeezle there will be dish cloths, oven gloves, salt and pepper, oil, washing up liquid, herbs and spices, tea towels, cheese graters, sharp knives, potato peeler, coffee cafetier and lots of other things I’ve seen people complain about not having in holiday lets. I’m bound to forget something really important though.

I could probably take the door to the den but off. I think my problem is I keep thinking how lovely it would be for my children rather than other children of different ages.
