Dh and I are currently in the process of turning a stable block and barn into accommodation that we’re planning to let out for holidays. We’ve read hundreds of thread about layouts and welcome packs etc. but there are three sticking points that as yet we can’t decide on. So please help if you can!

Firstly the cottage will be in the grounds of our house but will have separate drive, garden and look like an entirely separate property. If you were staying there would you like to know that the owner lives at the bottom of the garden or not? Pro’s are that we can be there immediately if there’s a problem and we’re both as knowledgeable about the building as we can be so should be able to sort anything there and then. Cons being that people may feel we’re keeping an eye on them and not be able to relax properly.

Secondly a hot tub? All the agencies I’ve spoken to have said to definitely get one if we can afford to as it immediately pushes the house up a grade in terms of charges. I hate hot tubs —filthy sex ponds— and can’t see their appeal at all. The house will sleep up to ten so groups will generally consist of two or more families if that changes anything at all. The cost of buying and running a hot tub would easily be covered by the bump up in charges but I think the category it puts the house in means I’d need to buy a lot of other things to justify it too.

Thirdly a secret den. The the back of one of the built in wardrobes there’s a door about 80cm high with a room about 2mx2m behind it. My dc’s have turned it into a little den with fairy lights, bean bags, nice photos on the walls and they often go in there for a bit of peace. I think it would be great to keep it and do a series of clues for families telling them how to find it. Dh is not keen at all and thinks it overcomplicates things. He thinks kids could get ill due to it being too stuffy and get co poisoning or something.

I’d love to hear others thoughts. Thank you.

I don't mind if the owners live close-by (so long as they're not attached!) but most times I don't have a clue where the owners live - so I don't think it's necessary to say, maybe just indicate that keys/queries can be dealt with by the people at XYZ without outing yourselves as the owners.

No thanks to the hot tub. Before I had a child, yes; now I have a child (and you are planning a family base) the answer is no.

Love the idea of a den, but how practical will it be to clean? You've mentioned that it's half-height, so you/your cleaner could have difficulty getting the hoover in there to clean up crisp crumbs ....

We were delighted to have the lovely owners on site on year when we needed a replacement tyre (and they knew where was best locally).

No to a hot tub as we have young DC and I’d want to be able to let them loose in the garden.

No to the den...I do not want to crawl around extracting a tired toddler who is installed and refusing to come out!

If you’re aiming at older families (ie 7+) then these objections fall away.

If you do say you're on site then make it clear you won't see them unless they want you to.

No to a hot tub.
No to the den. Sounds cool for a home but not really for a holiday cottage.

A cake or biscuits and some milk is always very welcoming. Ask if guests are gluten free too. We always get a lovely cake left in the cottages we stay at but I can't eat them and as it's just a nice extra touch I can't be a CF and ask them for a gluten free one. Blush (I take my own anyway.)

^ hmm, but then I suppose you'd have to ask about dairy then too and you don't want it ending up as list of dietary requirements when all you're doing is putting a little cake on the table to say welcome.

I definitely think you ought to let people know that you live on the same grounds. Personally I find it useful if we have a problem- but for all the people who wouldn't want to have the owners on site - surely you would rather know this before you book!! You have a choice then whether you book or not. Better than getting there and in conversation with the neighbours discovering they own your cottage.

Hot tub - not really - wouldn't there be a big maintenance issue to keep it hygienic?

The den behind the wardrobe- whilst I think this sounds lovely I would worry about other people's children getting locked in . Also not sure I'd want my DC keep going in and out if where all our clean clothes were hanging up

If you're going for the family market, possibly no to a hot tub.

I'm very un-mn about hot tubs, and always book lodges to stay in that have a hot tub - wouldn't consider one without. But I'm travelling as a couple (and no, I have never shagged in a hot tub - tbf I tried once and the angles were all wrong).

But on occasions where I go away with a larger group as a family holiday, hot tubs are really not missed. Fine if you're running a hen do type place, but I suspect that isn't what you want. And it's a fuck ton of maintenance.

I'd keep the wee den area. It sounds absolutely charming, provided it's safe.

I'd stick with 'owners nearby' rather than 'on owners property'. Our favourite place to stop is indeed on the owners property, but totally self contained. It's no hassle, but I don't know that we'd have booked originally if we felt we were staying in someone's garden.

Owners close by is OK as long as they don't turn up. We once found them wandering about by the pool with the cleaning net. Said we would do it and that was that, however did wonder if they watched us from their windows. Having them close was useful if anything went wrong.

Hot tub, no. I wouldn't use one or pay extra for it being there. Rowdy drunks vomiting, sex dribbles, dirty bodies, fake tan, people weeing in it, urgh, no.

See, I'd really like a hot tub and sauna in a holiday let. Its something that would be a massive treat to me, and if it knocks you into the next price bracket it must be worth it. Have a solid, lockable cover so its safe.

I love the idea of the den - a little latch and padlock on it so that the adults can decide on its use

I think if you say the owners are next door it will cost you some business, but you would be a lot less likely to get guests who are noisy or trouble.

We stay in a cottage in Abersoch every May, the owners live in the house next door and there is a small courtyard complex of 5 different sized cottages that sleep from 2 - 10 people.

The owners provide a welcome booklet stating that they are close by for any assistance and provide their mobile number to contact them if there are any issues. They are very discreet and other than a quick hello when you arrive they leave you to enjoy your holiday.

I would not really like a hot tub as I am not keen on them. My friend stayed in a cottage next door to a larger holiday let with a hot tub last year, the back garden had low trellis type fencing and she said there were a few nights when it was quite rowdy with alcohol and people where getting in it naked and getting up to all sorts. As she had children it was a bit of a pain but she closed all of the curtains and turned up the tv.

The den is a nice touch and I'm sure children would love it. I would keep it light and simply decorated and make sure the door is easy to open, if it has a main light I would avoid fairy lights as for young children it could be a choking hazard, I would pop the details in the welcome pack so the parents don't panic if the kids disappear.

I would want to know if the owners were that close because I wouldn't stay there. If I found out after I had arrived I wouldn't be best pleased.

Hot tub - not fussed but you're the one who's going to have to clean and maintain it so it's your call.

Secret room, I wouldn't bother with a clue treasure hunt thing but add it to the welcome book or house notes clearly on display so they know about it when they arrive.

I am struggling to understand why so many posters don't want to have the owners on site. OH, DD and I lead quiet lives and just wouldn't have a problem with it.

Owners nearby has never bothered us and we like to have a hot tub (but have never hired a property as large as what you are describing). The den..... not fussed either way....

Den sounds cool, but is there a boiler in there that your OH is worrying about CO? Or do you just mean carbon dioxide from breathing out?

There’s no boiler in there. Ds has stayed in there for hours at a time - with both the den door and the wardrobe door open though. If you shut the door it would get stuffy, like I imagine sitting in a wardrobe would. I don’t know if it would affect insurance either as it’s obviously not a proper room. I’ll take the door off the bit between den and wardrobe and just mention it in the welcome pack info. Then adults know it’s there and can decide whether or not to let the kids know. It’s not something you’d find unless you knew it was there.

I think you should say that you are nearby, because many people wouldn't like to find out after arrival that the owners are so close. It could make guests feel that they are being kept watch on.

We stayed in a place with a hot tub, and we couldn't be bothered to try it out. It seemed like too much faff to get it going, and why bother, just to sit around in some hot water? That's what baths are for! So that's a No from me. But that's just my personal opinion, and I think you should work it out from a business point of view - maybe there is huge demand for hot tubs.

Yes to a secret den, as long as you're absolutely sure that it's safe.

We have a holiday cottage that we live next too ( there’s a building between us )
We nod and smile at guests , and then ignore them if that’s what they want ( most want to chat and pick our brains about where to go and what to see )

That is not an issue

No to the hot tub l, we have friends with one in their cottage ) you’ll spend more time and money cleaning it , servicing it , worrying that they’ve left it bubbling away all night etc , it’s not worth it

Hidden den , sounds like a nice idea , but I think an outdoor picnic / snoozing pergola type place would be better

Outdoor space is what we have , as our USP , we tried to think of what families in the city don’t have , and it’s letting the children out of the front door to play

teentimestwo coat hooks! We don’t have those. Thanks that’s a really good idea. As we’ve never lived there there are constantly little bits coming up that I hadn’t realised were missing or needed.

doilooklike outdoor space and parking is pretty much our usp too. There safe so few houses in my town that have a view of the harbour/ sea, are close to town and have parking and a proper garden. I think we’re pretty set for a nice outside dining space as well as space for kids to charge about.
