Re. 2nd living room, you might find this funny, Small. We live in a chalet bungalow so much smaller upstairs than downstairs (woud that I were the same). A few years ago we planned an extension and hired an artichoke. We needed an extra bedroom upstairs and a bathroom. Artichoke said "and what will you do with the downstairs?" I stared at him and said "oh - I hadn't thought about the downstairs!" Because we didn't need any extra room downstairs, it just hadn't occurred to me to think of it - it was as if I expected the upstairs to just hang in the air with nothing underneath it :)
