Subletting property for profit- anyone got any experiences?

not sure where to put this so hoping someone can help.

Me and DH are looking for a business venture with low risk.

Friend of a friend is subletting city centre apartments as an alternative to hotels. Don't know them well enough to ask, and we will also be in competition.

Our outgoings/risk would be we assume one year's lease, a website, cleaners, insurance and fees for furnishings.

So, anyone know any legal drawbacks to this? The business model is to rent the property , furnish it, and let it out on a nightly basis like a hotel. This seems very popular and every company who does it is booked well in advance.

Main question is- would you need to tell the property owners that you were subletting and if they knew would they increase the rent? Or don't they care as long as they get their money?

a lot of leases specify that you cannot sublet

I know. BUT I know that this person is doing exactly that and running a very big business on subletting flats. I just wondered how she was doing so.
