Talk to me about starting a B&B

Hi...we're in very early discussions but dh and I are exploring the idea of moving back to his part of the country (rural but with excellent tourist activities) and starting a B&B business.

Would be really grateful to hear from anyone who has experience of this, what do we need to consider, pitfalls, dangers, managing finances etc etc. Anything really for us to consider at this discussion stage Smile

PIL used to do this, so can only share what they found and give it a wee bump for you.

Pros

Working from home
Controlled when they wanted to work - could shut up shop for a week when they wanted, just declined bookings
Got some nice, good regulars
Had every afternoon off by timing checkout before 11 and check in after 4

Cons
People in their home all the time
Demanding, awkward or filthy guests
Jumping through hoops for tourist board stars
Early starts - up to do breakfast at 6

On the whole they enjoyed it and only stopped as they wanted to retire abroad.

Hi.. we took the plunge just under two years ago and have set up a self catering let - so similar but not the same - has been really successful

Need to make sure you do your market research and set prices accordingly. Visit Britain is a good starting point. Don't skimp on accommodation. Plenty of good information available for free online.

On the whole have found it very rewarding but don't underestimate the amount of work that needs to go into it, especially with B&B - admin, marketing, breakfasts, staff, advertising and social media!
