Cornwall - self catering

We think about going to Cornwall in 2018 Summer holiday. We (DH and I) went years ago on our own on a kind of driving/B&B holiday and with DD on the Devon/Cornwall border (Saltash) when she was a baby. So we think it is overdue to go again.

Please tell me your favourites. Requirements are:

4* or better
Dishwasher
washing machine
outside hot tub maybe
2 bedrooms (we have a then 11 year old DD)
in a village or town with a pub in walking distance
near the sea side
ideally more south coast than north coast

any farm with horses where DD can ride would be a plus

We stayed here last summer & it is a lovely property with view of the estuary. There is a pub with good food (plenty of fish/seafood options) down by the harbour and it is literally a five minute ferry across to the busier Fowey. Both bedrooms have en suite. We went Aug bank holiday week and the price was not peak because it was back to school week for some.

When we stay in Cornwall we stay HERE Its just outside Looe and has a swimming pool and farm animals. there is a riding stables about 5 minutes away. haven't used it ourselves but they have leaflets on it.

We stay here. Can highly recommend although the pub is slightly more than walking distance (for us). The riding is good and only for people staying at the farm, whenever I see children/teens they seem to love it. Tennis court and heated outdoor pool too. Not cheap but worth it.
