3 year old suddenly waking up scared - HELP!

Long time lurker here, but I am struggling so much with DS1, who at 3.5 has decided he cannot possibly sleep for more than an hour or so before waking up scared, unable to get back to sleep on his own. He's slept through the night since he was 9 months old so this is really out of character for him.

We've tried checking his bedroom (with him) before he goes to sleep to make sure there are no monsters, he has special nighttime spray to spray around the room to make doubly sure they are all gone, he can't specify anything in particular that is scaring him when he wakes up.

This has been going on for a couple of weeks but last night was horrendous. Asleep at 7.30pm until 11pm, came running out of his bedroom needing me to hold his hand. Back to sleep and up again at 12.30, same again and back to sleep until 1, then 2, then 3.30, then 5. At 5 I gave up and slept in his bed with him but I am trying to avoid this if at all possible!

Any ideas on what might be causing this? How to help him?
