Sleeping in own bed

So I have a nearly 5 year old who
Is starting p1 now in September, he is a great child with an over active imagination. He will not to go sleep unless I am lying beside him? Well he will but it would take hours whereas if I ly beside him he's over in 10mins.

I then sneak out but threw the night he will wake up, realise no one is there and freak out, coming into my bed and I then have to take him back in and get him back over, I used to just lay beside him for a full nights sleep.

I'm nipping this in the bud now ready for p1, has anyone got any tips?

I must add it's only started since we moved house at the same time he gave up his dummy- (we now live in an old bungalow with big high ceilings & long windows and this freaks him out) he's also scared about monsters inc the dvd!? His imagination freaks himself out and he really does get distressed at bedtime if I tell him he is sleeping by himself, not a spoilt tantrum cry a proper terrified cry/sob then he gets anxious tummy and needs to poo, nearly boking. It breaks my heart.

What can I do to help him? I've tried nightlights, door open, calming music. He just wants a cuddle and to know someone is there.
