Night terrors?!?

My LO is 14 months old, we co-slept until he was about 9 1/2 months and then we moved him in to his own room and cot. It was going really well, he had his naps great and went to bed at 7 and was up at 7 (stirring a few times in the night but was very easy to resettle). He now has two 1 hour naps a day (10-11 & 2:30-3:30) which he goes down absolutely fine for. Then bed time at 7 which 9 times out of 10 he goes down fine for. I do sit in his room with him to fall asleep but I don’t mind as it doesn’t tend to take too long and that’s what works for him. We have a very solid routine, and his bed time routine is always the same. Over the last few weeks after we have put him down he seems to either sleep fine for a few hours and then stir or stir after about an hour, before I use to be able to just lay him back down and he would go to sleep. But now he’s hysterical if I do that, he stands up trying to open the door and lifting his arms to get out. If I pick him up he won’t settle, just tries to open the door, if I bring him in our room he screams agin, the only way I can calm him down is to take him downstairs for a bit. He seems so tired and exhausted so I bring him back up and as soon as I walk in to his room, he’s off again, so it starts all over. It can take me ages sometimes to get him back to sleep and even then it may not be for long. I just don’t know what to do anymore :( I’m exhausted, he’s probbaly exhausted and I don’t know how much longer I can take it. Last night he went to sleep perfect at 7, he then woke up screaming at 9:30ish. I finally got him back in to his cot at midnight, but he was then up again at 5 and didn’t go back to sleep until 6:15 and that was in our bed, sometimes he’s up more frequently. I use to think it was because he needed a wee or had done wee and had a wet nappy but now I don’t know what it is! His molars are coming through but are almost there. Any advice would be great, is it a clingy phase, a sleep regression, his health?!
