Epsom house for education and family - can help me to choose ?

Hi all,

Spent the last two days viewing several properties in Epsom. We now shortlisted three. All of the three are nice internally and the surrounding. Here they are. Although, they are all shortlisted, the preference level is a slightly different in descending order.

  1. Beech Grove and Walkfield Dr between Epsom Downs and tattenham Corner.
  1. Horton Cres near the long glove park
  1. Chris church road near chertsey Ln and near the

Our thinking is - although we like that house in 1) slightly more (for its size and setting etc) than the other two, we mostly heard that Epsom has good schools. But how about Epsom down/ tattenham corner? It seems it is relatively further away to the famous Glyn and Roseberry compared to the other two. What should be our target for primary and secondary for my boy and girl? Although the surrounding is lovely, if we zoom out to look at the bigger area, is it a desirable area in Epsom.

The 2) is the smallest but the newest among the three. Excellent decoration and stylish everything. Very thoughtful setup for young children. But it’s size will limit the usage when they grow up.

Everything in 3) is good except the kitchen and dinning area is weak. Small and lack of storage.

If you were me, which one will you choose? Which area is the area of choice? I heard people recommended college area, Stamford green. But I didn’t come across any of them. What is your view on the area above? Will we be fine with the good primary and secondary school places?

From house 1 you would probably be looking at Shawley Way primary although there may be others you would get in to (Warren Mead, Merland Rise etc). Secondary I don't know if you would get in to Roseberry/Glyn. If you didn't, you would possibly be looking at the Beacon although there may be other options. Can you check on the council website about how far out they admitted in previous years? You would also have the option of the Sutton grammars if you wanted to try for that.

My info on the area is about 20 years out of date so can't really comment on specific schools. I assume you have clocked that house 1 doesn't have great public transport options and Epsom Downs/Tattenham Corner are on slow lines with not many trains. Not quite sure where the other houses are to compare to though.

Number 2 is almost next door to Southfield Park Primary. Brand new school, outstanding OFSTED, would have been happy to send mine there but we're a) Catholic and b) just out of catchment.

Number 1 is a bit far out for Epsom schools and I don't know much about Epsom Downs primaries.

Number 3 I'm not clear on where it is. You seemed to miss the end of the sentence Wink

Number 3 I think is Christchurch Road, near Chertsey road. Very close to or in the Stamford Green area. Nicest location I'd say.

You don’t mention how old your dc are but You ought to go on the Surrey cc website for school admissions and see how far the houses are from the schools. There have been a number of new housing estates in the area which has meant that the furthest distances for places given for rosebery for example have shrunk quite a lot over recent years.

You also don’t mention if you need train lines for work. Epsom downs/ tattenham corner trains go into Victoria, Trains go from Epsom into both Victoria and Waterloo.

You get more for your money up by Epsom downs but I know friends have had issues with secondary places from there.

Rosebery and glyn both are v good but don’t discount mixed Epsom & ewell HS and Blenheim HS. We’re just doing the open evening tour of secondaries and I was impressed by both.

@Coldfeetinsummer - thanks for your advice. My girl is 4 and my boy is 2. For secondary school, I am more planning far ahead just in case we won’t move in medium term. Thanks for your advice on the primary page as well. I hope I can ask both questions here.

The situation is we tried to close the deal with the 2), the one closest to Southfield park and should get in both Glyn and Rosebery, but realised it is part of a chain. That add uncertainty and we are kind of rushing to move (ideally early next year but need some work). So we wanna reconsider option 1: Beech Grove and Walkfield Dr between Epsom Downs and tattenham Corner.

Can I have more advice specifically for this area? I can handle The less convenience transportation, so I would really love to hear about safety and school.

Here are the distance to primary schools. So far, we just know Wallace field is good but not sure whether the distance can get our children in. Would appreciate any advice on primaries school.

Correction above: Wallace field is not our nearest schools. Our children are both Catholic baptised. So what are the good schools for which we stand a good chance?

For secondaries, seems the further schools fall into Sutton area and I am struggle to get the further distance for previous admission. Based on the below, is Beacon a decent school? Are we still safe to aim for Glyn and Rosebery as backup while aiming for grammar in Sutton?

The others on your list are in Reigate and Banstead, so you need to look at that PDF.

You should get the top 4 there no problem, though they aren't terribly sought after schools.

You might get St Josephs if you are catholic, you would need to ask them about the distance the catholic admissions criteria went out to - the number there is for all other applicants.

also - you are very unlikely to get Glyn from there and Rosebery would be iffy I think.

Ah sorry just saw the secondary details - ok rosebery looks ok; Glyn probably but there has been a lot of new development nearer the school which may have an impact over time.
