Life in Roslin?

Hello all, I’ve been seriously considering moving to one of the newbuilds in Roslin outside of Edinburgh. It seems to be a very good location for us for many reasons but there seems to have been some criminal activity as of late, which makes me worry for my family’s safety! I’ve seen reports of car theft and attempted burglaries in the new estates - I know the internet usually highlights the worst things and doesn’t show the good so I wonder if anybody here has personal experience with the area and could let me know if they feel safe there with their family?

We have good friends who live in the kilburn wood properties and they love it. We've not asked them specifically about burglaries but they haven't told us of any problems. It's a good area but the roads in and out of Edinburgh are awful. Can take us 40 minutes coming out of south Edinburgh to their house instead of 20-25 minutes at peak times. The local school is good too. Their child starts school in 2 years so not quite there yet.

That’s good to hear! The buses are not great because I’d the traffic but with wfh it is doable for us & close to nature, which is important to us. We’ve particularly looked at the area where all the Taylor Wimpey and David Wilson houses are based and groups of youths seem to have been coming through the area and causing quite a bit of trouble at night including car theft and trying people’s doors. I wouldn’t be surprised if they were targeting other estates in the area too. :( It’s just made me very unsure about living there. On the other hand, these groups now seem to target all of the areas and new estates so it’s hard to avoid them I suppose.

I think our friends are in the cala houses. If I get a chance I'll ask them about this on Saturday when we see them. We had friends who moved house in winchburgh and ended up beside social housing and had terrible problems. It's so sad. I worked in an area in South Edinburgh with loads of social housing....some places were amazing with great people and some areas were really no go.
It's a lovely area and so close to the country as you say.

Thank you, any info is appreciated. Agreed, and the social housing aspect seems inevitable in these new build estates unless you can afford to buy somewhere fully private. Developpers also always put smaller houses close to the affordable housing sections, so we might have to risk it eventually, as we can’t afford a big detached house. I agree it’s not all the same and some places can be lovely thanks to the people there - it’s just very hard to say beforehand what you’re getting yourself into, no matter how many times you visit. It’s really sad when you’ve worked your whole life to save up for a house deposit and then you end up potentially dealing with issues like these. Anyway, sorry to moan, ans please let me know if your friends share anything worth knowing about, it would really help us out in deciding what to do :)

I lived nearby in Bilston in 2 of the Taylor wimpey estates. They were both lovely and minimal crime. Like everywhere nowhere is immune to opportunists.
sadly everywhere you live you get the type of crime you mention, you just have to take precautions; CCTV and outside lighting, keeping doors locked etc it’s just the world we live in now.
I also work for the police and it’s not a terrible area at all. The local community pages on social media definitely highlight the antisocial behaviour in areas and unfortunately crime is everywhere.
Rislin itself is lovely slightly too out of the way for me personally but the buses are fairly decent and if you drive there’s plenty shops etc nearby.
if you’re buying off plan I’d avoid being too close to the social housing areas. The majority of people are fine but it’s the minority that cause problems.

Thanks for sharing that information! Not buying off plan, it’s all sold out sadly but will have the opportunity to buy secondhand. The social housing is inevitable in these neighbourhoods, it’s very uncertain what you end up with it seems. Particularly worried about engine revving at night and the tour of noise you can’t escape. I’ve heard some horror stories about that, sadly.

Unfortunately the risk of burglary is a problem everywhere.

Don’t have much local knowledge but I really don’t see why Roslin would have a higher rate of crime than other areas with a high proportion of new-builds.
