Does anyone have a recommendation for a decent property factor in Glasgow?

We're currently with 91bc and they've been horrendous so looking to switch asap.

No recommendations. Our experience: Ross & Liddell were dreadful for the 25 years we dealt with them. Changed to Speirs Gumley who are scarcely any better. Hacking and Patterson have a poor reputation but we haven't dealt with them personally.

We switched to Macfie about a year before we sold the flat in 2024. They were much more efficient than 91BC and did make a fair bit of progress on getting outstanding repairs done. That included a large project which had been dragging on for about 3 years. Reporting problems was much more straightforward than 91BCs awful portal and the bills actually made sense. They also appeared to be more proactive about chasing people who didn't pay their share.

I would avoid Hacking & Paterson, they have such a bad reputation. Not heard many positive stories about factors in general, so it is hard to find a good one - good luck!

I think I posted on here at the time asking for recommendations so you might be able to find that thread. I thinking people warned against Hacking and Paterson then also. Agree it is very stressful. It is possible to self factor but that really needs someone ecwith a lot of time to do all the chasing etc and you need to be ready really careful about making sure there is sufficient buildings insurance in place - especially to cover the cost of potential reinstatement of the entire building.

Just to add we were previously with Speirs Gumley who were not great but better than 91BC.

A colleague of mine is with 91BC and has had no end of trouble including being charged over £1k for the electricity for the stair lighting for a month.

We have dealt with Ross & Liddell, Macfie & Co, Hacking & Paterson and Newton Property over the years.
Ross & Liddell were a nightmare. Our roof needed replaced and was leaking like a sieve so they covered it with a tarpaulin. They then sent someone out to survey the roof and the report came back that they couldn't survey the roof because it was covered with a tarpaulin. DF also had Ross & Liddell as his factor when he lived at Speirs Wharf and they were a nightmare particularly in relation to the massive fire there in 1998.
Macfie and Co were ok.
Hacking & Paterson weren't great and essential repairs didn't happen but that was down to other owners not putting up the money for the work. I have also dealt with them in a work capacity and they were okay. One neighbour wanted to move to Milnbank Housing Association but the block wouldn't agree.
Newton have never been a problem but it's a modern estate and they are looking after playparks and communal grass so I can't speak for essential repairs in a block of flats.
DF downsized to a flat factored by Queens Cross Housing Association and I don't recall him having any issues with the.

Never heard of a good one. Best part of selling our flat in Glasgow is never having to deal with Ross & Liddell again. Worst part of the transaction was finding out there were live proposals for several thousand pounds’ worth of work, that they’d completely failed to notify us of until the buyer’s solicitor made an enquiry to them. Even worse was their failure to maintain records of the previous major repairs so couldn’t satisfy warranties.

Our whole estate was under Speirs Gumley for about 20 years but after a vote from all the residents it was changed to Newton property management. The residents that complained about the last factors haven't complained so far so guessing they are better than SG!
