our specs are

main door or ground floor
within a mile of Marchmont
Three or four bedrooms
Bit of garden, shared or otherwise
Light (this is one of dp’s criteria as he works from home)

Period features are nice but not necessary

We have viewed a few and I loved one we saw twice but on second viewing dp said it is too dark to work in.

If you are grown up professionals as opposed to students, I would not advise living in Marchmont! Try Morningside, Blackford, Craiglockhart if you must be at that side of the city.

From my experience Scottish properties sell well above the asking price though?

@Whatabanana some do yes, although the market is a bit weird right now

we saw a fixed price one in Newington for 400 which we loved but decided against as it eat up lots of stairs and we practised them with the buggy and toddler. That was when we decided on ground floor.

@DuesToTheDirt we actually viewed that one but too many steps and no bike buggy storage downstairs. It will be a brilliant flat for someone though. It’s quite lovely.
