Home report - self arranged or go with the one of agent?

As titled. Struggling to choose between estate agent or solicitors firm, while one of the considerations being the home report arranged by agent is nearly double of the one offered by solicitor. Self arranged one is similar to the solicitor 's one but wondering if the final value would be differed if self arranged. Any experience on that and what would you suggest? Thx a lot.

You need one with a mortgage valuation included. Some bucket shop surveyors don’t provide these as they aren’t on the lenders panels. What firms have they suggested? Home report costs generally go on the valuation of the house.

I didn't ask that.
Atm wanna go for the solicitor's agent but am bit concerned as they are not local so wondering if their appointed surveyor be more informed than the other more local agent's surveyor. The initial valuation from the solicitor's agent is higher than the local one.
