Left Hacking & Paterson after 10 years as they were slow in responding and very frustrating to work with. Joined 91BC in Jan 2023. They promised all sorts, including before and after photos of roof work. They are terrible, much worse than H&P! Work not done, 10 months and a blown over fence still not repaired, water coming in and 3 months still not repaired. And no photos. Do not use these cowboys!
Anyone have a recommendation?

Was just coming on to say avoid 91BC - we had them for a year and they were useless. We're now with Macfie and Co who do actually have people you can speak to and who call back when they say they will.

We're with James Gibb in Edinburgh but i think they work in the west too. They're useless.

Can’t believe any factors are worse than H&P. Thanks for the warning. No suggestions - I’ve never found a decent factor.

To be fair the success of the factor does depend on owners being prepared to take responsibility for communal repairs and paying up to enable work to be done.

H&P are worse than useless!
We have Taylor Martin, and they have helped us carry out significant repairs after years of neglect by H&P. H&P were no help, even with responsible and pro-active owners.

It’s been 3 or 4 years now, they’ve helped us do a major roof repair and looked into grant-funded full repair but we didn’t have overall support in the block for that. They aren’t perfect, I think their monthly fee was slightly higher than H&P, but I’d rather pay a little more for a decent service than a little less for no service at all, if that makes sense?

We had Ross & Liddel for about 20 years, they were dreadful. It took them 8 years to repair a leaking roof.
We have Speirs Gumley now, they are less bad than R&L, but not very responsive and some of their replies to requests have been downright awkward.

I had completely forgotten about factors. I had Ross and Liddel for tears as well and can only say they were robbing bastards.
I once watched their employee peeking over a 7 door wall and then sending an itemised bill for work needing down both external y and internal.
I questioned how they could do this when they didn’t even gain access to the building.
Put me off buying a tenement ever again

Another vote for Redpath Bruce.
No problems yet. Twenty years. I communicate with them and will always clean the bin store myself if there are problems rather than try to get funds from 8 people.

Ours are Spiers Gumley, they've been good and we've been with them for over ten years.
