How much over HR value to offer Milngavie and Bearsden

Anyone who has recently bought in the Bearsden/Hillfoot/Milngavie area can you please share how much over HR value you paid?

Looking specifically for information on houses. If you feel able to share the costs then would much appreciate too so I can get an idea of difference between a 200k house to a 800k house.

Also good to know how recently you bought as the market seems to have changed slightly with interest rates.

Bonus points if you have bought in the past month or so! Thanks v much.

I am local haven't bought and sold but things are maybe not moving quite as quickly as they were a few months ago. There are three new builds near me which are probably overpriced but not seeing much interest. I would take advice from your solicitor on this, are you using a local one?

Make sure you use a local conveyancing solicitor, it can save a lot of money and heartache.
They will have up to date knowledge of the current market, which may be quite different to even a few moths ago, and can advise you accordingly.

I'm not in the area you're looking at but in a popular family area and I would agree with PP about new builds being overpriced and not flying off the shelf any more round here.

in my area of fife (a good area) buyers are actually tendering lower than valuation offers! just by a few thousand depending on the value of the house

This is good advice. Been having a look at this and zoopla.

I think what I find tricky is that the properties were all sold in different conditions. A lot very much in need of repair and modernisation. And not sure how many 1/2/3 on hr list so hard to tell their worth.

And I find it hard that (correct me if I'm wrong) I can't see what the o/o or hr values were so hard to know how much over that they went for.

That's why I was thinking general rule for % over hr value might be useful.

It's so tricky. It feels like a big game. We've just offered hr on one. We genuinely feel that's what uts worth given the repaira it needs. Likely be rejected. I guess a property is only worth what someone is willing to spend.

How did you get on @Skiny ?

I know someone who's buying a home in Bearsden atm. It didn't go to a closing date but the seller managed to extract a considerable sum more than the home report from them.

Estate agents were saying homes still going for 5-15% over the HR!

This was in mid September - hopefully things are calming down now.

We paid 16% over HR (last month). We were trying to buy for 15 months and becoming desperate. In the summer things in prime location in Bearsden were going quickly and around 20%. We lost out on one that went 30% over. But I don’t think that’s the whole picture. Some things are hanging around - a few overpriced new builds. There are a couple of houses recently built and being sold and they seem to be hanging around. But I would say detached 4+ not wildly priced are going fast.

We paid 16% over HR recently for a fixer upper in Bearsden. Slightly better than the 20% plus we were seeing when we started looking a year ago, but still pretty steep. There's a shortage of decent housing stock in Bearsden so I suspect good houses in the nicer streets will always go for significantly above HR.
